Last May, the developer Bouygues Immobilier presented its new request for a permit to develop the large area of ​​the wasteland delimited by the Boulevard du Triomphe, the Chaussée de Wavre and the Boulevard Général Jacques, just above the former royal ice houses. classified. The project included the creation of 171 housing units and 202 cottages on this neighboring site of Colruyt d’Auderghem to which part of the designed buildings were also to be added.

The developers had already proposed a project of 17 floors then 12. The permit was granted in 2018 but rejected by the State Council. The 2023 version, lighter, had sizes between 4 and 8 floors. A reduction which led Vincent De Wolf, mayor of Etterbeek, a commune neighboring the project, to believe last May that an agreement would this time be possible with Bouygues Immobilier.

Ultimately it won’t be the case. The alderman in charge of Urban Planning in Auderghem Alain Lefebvre announces to our colleagues at BX1 that the project has been rejected by the three municipalities concerned, namely Ixelles, Etterbeek and Auderghem.

He details the reasons for this refusal: “The architectural aspects, the lack of green spaces, the too large dimensions, the too great density… The three municipalities gave the same unfavorable opinion last October. The region issued a favorable opinion but with many conditions, which led to the entire project being reviewed. In addition, the three municipalities had clearly told the developer that as it stood, they would oppose the project.”

Bouygues Immobilier could have ignored this warning as in previous versions, but the municipalities have raised the specter of a new appeal before the Council of State.

However, he did not own the land. The owner, a private group, would now like to build a project by discussing with the municipality of Auderghem where the land is located. It’s a very large space. One day there will be something on this land. Probably student housing with the VUB and classic housing but not in the densities proposed in the permit application. It must be taken into account that it is a place where there is already a lot of car traffic and public transport. There is also the Glacières classified site which is just below.”
