[서울파이낸스 오세정 기자] While the Dunchon Jugong Apartment (Olympic Park Foreon) in Gangdong-gu, Seoul is in the process of contracting for preliminary winners, it has been confirmed that the exclusive area of 59㎡ and 84㎡, which is the main housing type, has been virtually sold out. It is an analysis that the government’s deregulation has been effective. However, it seems that it will take more time for small-sized products to be sold out.
According to the industry on the 13th, Dunchon Jugong conducted a lottery and contract for the number of pre-occupiers for the non-contracted portion among the general sales from the 7th of this month. Of the 4786 general sales units, 59㎡ and 84㎡ are 1488 and 1237 households, respectively.
Previously, Olympic Park Foreon supplied 4,768 units for general sale last month. Contract rates for complexes sold by the private sector are not subject to compulsory disclosure, so construction companies and unions keep quiet regarding it, but the real estate industry estimates the legitimate contract rate to be around 70%. About 1,400 households remaining uncontracted were released as preliminary winnings.
However, it is known that the contract rate is somewhat lower than that of major housing types in the case of small acreage such as 29㎡·39㎡·49㎡. After the first preliminary winner contract is signed on this day, the second preliminary winner contract will be signed by the 17th. For quantities that have not been contracted even in the preliminary tenant contract, a non-ranked subscription notice is issued next month and tenants are recruited.
There are only 10 households in 29㎡, including 5 general supply households and 5 special supply households. A total of 901 households, including 424 households with general supply and 477 households with special supply, are also 49㎡.
In particular, 39㎡ and 49㎡ recorded low competition rates of 1.04 to 1 and 1.55 to 1, respectively, at the time of the first subscription, and then the second subscription was closed without being able to fill all the prospective tenants five times the number of supplied households.
An official from the construction project team said, “We are currently receiving a down payment, but we know that they are giving an additional 1-2 hours.” Relatively, the contract rate may decrease, but it is not a bad situation.”
He continued, “If some of the contracts are waived today, if the contracts are signed with the remaining prospective tenants by the 17th of this month, most of them will be concluded.”
