This is a measure strongly encouraged by Embuild, the construction sector federation. The extension of VAT to 6% on demolition-reconstruction was noted during the 2024 budgetary conclave. But the conditions attached to it are far from delighting professionals in the sector, since only individuals will be able to benefit from it.
Embuild therefore deplores that, from 2024, construction companies will no longer be able to carry out demolition-reconstruction projects and then sell them. In fact, sales are excluded from next year for demolitions-reconstructions. The rate of 6% can no longer be applied to sales of housing rebuilt following demolition from January 1, 2024. In other words, it will no longer be possible to carry out a large housing project with demolition-reconstruction at the rate. reduced VAT.
“The renovation of our very dilapidated housing stock will therefore not progress quickly enough,” says Niko Demeester, Managing Director of Embuild. “Indeed, we must not forget that 75% of our housing dates from before 1985 and that they no longer meet sustainability requirements. We must therefore do everything possible to ensure that our homes are ready for the future and climate neutral. Additionally, we need to build at least 250,000 homes in the next seven years to meet growing housing needs. Otherwise, the shortage in the residential market will be such that housing will truly become unaffordable for everyone. We therefore urgently need more support for our large construction projects through demolition-reconstruction.”
The construction federation also regrets that the favorable VAT rate of 6% on solar panels and solar boilers will be abolished at the end of this year. On the other hand, this reduced rate will continue to apply to heat pumps in 2024.
