Real estate market

The real estate market outside Budapest showed a moderate price increase in the first quarter.

The average price per square meter for newly built apartments rose by 0.7% to 1.04 million forints (approx. 2,650 euros), as Otthon Centrum announced. Debrecen has taken over the top position as the most expensive county capital with a price per square meter of 1.22 million forints (a good 3,100 euros). Sopron follows with 1.18 million forints (approx. 3,000 euros) and Szeged with an average of 1.12 million forints (approx. 2,800 euros).

Érd, Pécs and Veszprém also record prices per square meter averaging more than 1 million forints. Only in Miskolc did the average price per square meter remain well below the 1 million forint mark at 900,000 forints (approx. 2,300 euros).

In the 25 cities with county law, 6,000 apartments are currently under construction in more than 250 new building projects. Debrecen is the leader in both prices and number of construction projects (41), followed by Szeged with 33 and Pécs with 24 projects.

The current data from Otthon Centrum shows that the real estate market outside the capital is stable and growing despite global uncertainties. Debrecen is becoming a new center of the real estate market, while Sopron and Szeged remain attractive locations for buyers and investors.
