“Crash test” on rents in the Center and western suburbs [πίνακες]

More and more families are on the hunt for cheap rent, as the rate of home ownership in our country is falling year by year, but real estate agents’ data and August ads show that it will not be an easy task at all, as the accuracy of rents is many times higher of general inflation.

With almost half of the country’s population in the two largest cities, the greatest mobility is found in Attica, where the areas with the lowest rents are neighborhoods of the center of Athens where overall, together with more expensive places such as Kolonaki, average prices at 10.58 euros per square meter.

The lowest average prices overall are in the western suburbs of the city, with 8.33 euros. The eastern suburbs are also in the “low” range, with 9 euros, but it is an area with a greater distance from the Center which, although it has quality and quite newly built properties, in Geraka, Pallini, Nea Makri, etc., due to the distance, it wants its own analysis.

“Ceiling”

In any case, prices continue to rise from 2017 onwards. Although market professionals estimate that they have reached fairly close to the equilibrium limits, the “ceiling” of the market, no one can commit to it. The asking rents in the center of Athens have risen by 40% since 2018, in terms of the first six months, while in the western suburbs by 58.8%. Athens also had a significant drop during the pandemic period, with the City Center seeing a 3.3% decrease in rents in 2020 and 2.6% in 2021. Compared to just one year, we see that the average rents in Athens climbed this year to 10.58 euros per square meter, from 9.52 euros last year and increased by 11.1%. In the west, from 7.63 euros per square meter, it increased by 9.2% to 8.33 euros. These are not changes that indicate a “brake”, on the contrary, the rise of close to 10% each year seems to have become the norm, for the whole country.

The studios

In the big picture of the market, if some are looking for the cheapest rent and are willing to make some concessions, but are only looking at quality properties, they can find a studio or studio from 350 euros in Aegaleo or Nea Ionia, as well as from 370 euros in Gizi. For cheaper, concessions are needed such as being below a floor or not having energy shielding. For example, there are semi-basement and ground floors offered in Amerikis Square, Victoria Square, Agios Panteleimonas and lower Patisia at lower prices, but many lack basic modern amenities, while many who are looking for a residence often choose areas they consider safer.

The little ones

There are many active ads for duplexes, with prices starting around 500 – 550 euros, but this is a particularly popular property category and prices rise significantly in areas of high demand. Example of a two-room apartment of 75 sq.m. in Upper Petroupoli is offered for 550 euros, while a comparable apartment in New Philadelphia has a price of 700 euros. In the cheap areas of the Center, the starting prices are also close to 500 euros, but towards Pedion tou Areos or Koukaki or Kolonaki the rents reach close to 900 euros.

The family ones

The three-bedroom, that is, the house with three rooms, a bathroom and a kitchen, is the most popular family house, there are many on the market, but the large supply does not seem to win the demand and the prices remain high… In the western suburbs there are ads for quality properties from 700-750 euros, just like in the center of Athens, but in both areas the rent can easily reach over 1,000 euros for the best properties.

The big ones

In the category of properties with four or more rooms, things are complicated, as although the price per square meter is falling, the category also includes many properties of the “premium” category, such as penthouses, large terraces, unique views and many other special features that raise the prices. This means that in similar square footage and areas, some will see significant variation in the prices offered. Example, two properties in Metz. One is a penthouse with a unique view of the Acropolis, the other, although comparable in its characteristics, faces the street. The first has a rent of 4,000 euros, the second 3,000 euros. Almost identical properties, but prices vary greatly for this one special feature. In most properties, without such special advantages, the prices for 100 – 122 sq.m. in the western suburbs they start at 600 euros and quickly rise to more than 1,000 euros, while in the Center 900 – 1,000 euros is almost a “tariff” for many areas. The floor and terraces have a big impact on the price.

How accounts affect

Those looking for housing can easily see that as the square footage of an apartment increases, the price per square meter also falls. While there are exceptions, they simply prove the rule. Example, this period offers a 2nd floor apartment of 115 sq.m. in Sepolia with an asking rent of 600 euros per month and not even a kilometer away.
