A study reveals that the average price of an apartment has increased by an average of 5.7% over 12 months in the main French cities.
The voltage in thenew real estate is not weakening, unlike the sector of the old.
While the sale of new homes continues in the third quarter, prices continue to rise with an increase of 6.4% for apartments and 1.7% for houses.
A level below the pre-pandemic
In detail, in the third quarter 20,400 new homes were reserved by individuals, which corresponds to a drop of 16.8% compared to the same quarter of 2021.
This level is lower than that preceding the Covid pandemic, if we are to believe the figures published at the start of the week by the Ministry of Ecological Transition.
Average price still rising
The 6.4% increase mentioned at the beginning of the article corresponds to a average price of 4,700 euros per square meter. A more marked increase for houses (+1.7%) whose selling price is on average 340,500 euros.
Ministerial services also note that 17.5% of reservations resulted in a cancellation on the part of buyers, a rate down by 1.5%.
Geographic disparities
Naturally, not all regions are in the same boat. Thus, rural areas are the subject of a significant increase in the number of homes for sale (nearly +88% compared to the same period of 2021), for the second consecutive quarter.
The market is concentrated in tight areas, which concern Paris, but also a large part of Île-de-France, the Côte d’Azur and the area bordering Switzerland. In all these regions, sales and reservations are down significantly, a trend that also concerns municipalities with more than 250,000 inhabitants.
On the other hand, in the Centre-Val de Loire region, there was a 17.7% increase in both reservations and new home sales. A trend that has its origin, among other things, by the sale of several real estate programs of more than 100 homes in the third quarter.
