Complaints from Buyers: Acierto Inmobiliario’s Mismanagement Leaves Real Estate Projects in Limbo

In the last few hours, the complaint was made known by buyers of 22 real estate projects in Medellín, Antioquia and Bogotá, who have been affected by the management decisions of Acierto Inmobiliario that suspended construction, the delivery of deeds and payments to suppliers.

“After the pandemic they reopened the sales rooms and began selling to raise funds, but from one moment to the next they stopped construction, saying that they were greatly affected by the pandemic, but sales did not stop. So, at first it was normal and people don’t realize it, because they don’t go every eight days to see how the construction is going, but they kept selling without building it,” Catalina Agudelo Jaramillo, administrative director of AJ Eventos Logística y Mercadeo SAS, told PUBLIMETRO. , one of the affected suppliers.

Agudelo assures that almost all the works were stopped and now that they have joined as affected, they have been posting videos through social networks in which they report that they are being reactivated.

“They come out to say that they are already looking for resources, which is something they have always said, that they are not going to stop, that they are not bankrupt, that they are going to continue, that they are looking for financing. But, at this moment there are 4,000 people who are affected because they bought and they have not delivered them, among them are some who delivered them but without deeds; but, the vast majority is that the work is not even in progress and they have already paid, “added the complainant.

Suppliers, the other side of those affected

“We are several suppliers who did not pay us, they owe us almost 50 million pesos and 2 years ago they did not give us a peso. They continued collecting, but they paid the cement companies and other suppliers and they forgot us, almost leading us to bankruptcy and the closure of our businesses. I know several who are regarding to close, because all their capital is held by Acierto, they made a loan at the bank and they have to pay the installment and the real estate agency does not pay them a peso,” Agudelo said.

Agudelo assures that she has been a supplier of Acierto for 8 years, with the print service for each of the projects they had for sale, but that there are many more affected like her.

Another of the suppliers, who preferred not to give his name, told PUBLIMETRO that: “for more than 15 years I have been a supplier of Acierto Inmobiliario, which has always been characterized as a serious, reliable and responsible company, but for 5 years the payment terms were deteriorating and we have to invoice that they are 2 and 3 years old. At this moment we understand that their situation is very difficult, but so is ours. We are a small company that in order to survive we have had to go to the financial system and the economic gap is very large, because we have a risk of insolvency and non-compliance with other providers, it is a chain and we are all affected. There are many other cases in the same sector, which have debts of very high amounts”.

To demand a response, those affected scheduled a sit-in this Friday, July 7, in La Alpujarra at 1:30 pm, in which several of the suppliers, who are the other side of the coin, will participate.

What does Acerto Inmobiliario answer?

PUBLIMETRO contacted Juan Guillermo Barrera, general manager of Acierto Inmobiliario, who answered the following questions:

What is the current situation of Acierto Inmobiliario as a company?

The company and the sector have been going through a major crisis. Not for free, a number of companies in the sector have declared insolvency and basically, the origin is due to an increase that was generated following the pandemic in construction costs. When a construction company thought, it already happened to us, that a property was going to end up costing us 100 pesos, but it ended up costing 140 or 150, due to the increase in construction materials, which can be easily verified in the market.

The other cause is the significant increase in the financing rates of the projects, when they were presented to the banks they were approved with 6 and 8% and today with the rise in interest rates, these projects are paying around 18 and 20%, which do not make the development of the project viable.

This is a very particular industry because today we are building what we sold in previous years. So, with the prices of previous years, these significant increases in costs and financial expenses must be maintained, which mean that the cash flow of the projects has deteriorated and many end up losing money, which the shareholders of the companies have to obtain. construction companies to be able to deliver and support the bank, so that they can disburse the projects.

It is a very important economic effort on the part of the company, putting all its assets at the service of the projects in order to be able to comply with the clients. It is a situation that is not easy and that the company has been doing it in the best way, hand in hand with the financial sector and that is why we have been able to reactivate the works.

What are the breaches in the works?

The projects were left without sufficient cash flow due to the increase in costs and the rise in interest rates. We had to suspend the works because they did not have a sufficient flow of money to be able to continue advancing additionally, the clients who, before the pandemic, requested terms to pay the initial fee between 18 and 20 months; but, following the pandemic, they have asked us to extend the terms and today it is between 36 and 40 months, with which, the cash flow that we also used from clients to build has also been greatly reduced.

In January this company and others had all the works stopped. Today we have more than 50% of the works reactivated, some are in the completion stage.

Another important point is that we had 15 projects that we had not been able to start the notarization process, because they had arrived with a P&L (profit and loss statement) that had not been able to pay 100% of the construction loan, therefore the banks They did not allow notarizing the properties. We already reached an agreement with the banks, we delivered some guarantees and we put up additional equity so that it might be and we have already started the deed process in 13 of 15 projects.

Are there more than 4,000 people affected?

There may be some delays in the dates of completion of the works, but let’s say that it affects families, that we are not going to comply with them, there is no. Here we are going to fulfill all the families, we are going to finish all the projects. Clearly this is a company that has 38 projects underway, so if you count it, it might be around 10,000 families. But, we have already restarted work in more than 50% of the projects and within a few weeks of restarting 100% of our projects. We understand that missing the delivery date is a tragedy for families, but we are working to meet everyone.

Regarding late payments to providers, what plan do you have?

As the works are reactivated, we begin to fall behind on the invoices that the supplier has for that work and to generate new orders to be able to finish the project. In the projects that have not yet been reactivated, bill payments are not being made.
