Cold ‘ghost’ villas in Hanoi

After 15 years of construction and implementation, Nam An Khanh urban area (Hoai Duc, Hanoi) is still unfinished and cannot be completed. More than a hundred dreamlike villas were abandoned, and there were no people around.

Nam An Khanh – Sudico urban area belongs to 2 communes An Khanh and An Thuong (Hoai Duc district), located right at the intersection of Thang Long – Le Trong Tan avenue. The project was started in 2008 with a total construction area of nearly 190ha, invested by Song Da Urban Development and Investment Joint Stock Company (Sudico).

The project consists of 4 main subdivisions: mixed area, large lake area, small lake area, and expansion area. The products here have all kinds of items such as single, duplex, adjacent villas, garden houses, shophouses, apartments of all kinds, area from 133 – 884m2…

After 15 years, the appearance of the whole project is still unfinished, not synchronized in terms of infrastructure. Some subdivisions have completed construction or completed synchronously the exterior paint, but still no people.

The main road leading to the villas is very deserted, although to live in a place like this is the dream of many people.

Next to the expensive million-dollar houses are weeds that grow taller than a person’s head.

The cold scene covers the garden, campus, road infrastructure…

In 2014, the investor Sudico cooperated with Techcom Development (belonging to Techcombank) and in 2015, continued to sign an appendix to transfer land use rights to Techcom Development with an additional transfer value of nearly 900 billion VND (total price). contract value is 2,100 billion dong). Sudico also transferred the right to use the HH2D land area with the contract value of VND 263 billion, and transferred the land use right to MB with a contract value of VND 203 billion.

Many blocks of houses here have finished the rough part many years ago but might not be completely completed and no one has lived in.

In recent years, the real estate market has been “hot” in many areas, including the western part of Hanoi. The types of adjacent real estate, villas in this area continuously set high prices. On some websites, the price of villas in Nam An Khanh is sold at the price of 23-30 billion VND, depending on location and area.

The most expensive here is the area next to the main road or apartments with lake view, the price is still pushed up despite being abandoned for many years.

A realtor in the area said that most of the villas already have owners, the transactions on the floor are only secondary.

The reality shows that the infrastructure in this area has not been completed in terms of infrastructure, poor surrounding utility services, especially security issues. These factors make many investors hesitate to “put down money”.
