Coastal apartment prices: the storm seems to be calming down

According to the Realo platform, prices there fell by 0.67%. A small lull, of course, but a lull all the same, following the surge in prices recorded following the pandemic.

Lreal estate at the North Sea experienced a slowdown in the last quarter of 2022. This is the scale-up Ghent Realo, specialized in market analysis, who says so, and there is nothing surprising in this since it is the entire Belgian residential real estate market that has slowed down in the last part of last year. In other words, coastal real estate has followed national one, and this is quite normal.

Average prices for apartments on the coast have steadily increased in recent years. If we look at the figures communicated by the notaries for the year 2021 (we are awaiting those for 2022), they ranged from €182,000 in Westende to €589,000 in Knokke. With the exception of Bredene and La Panne, all the seaside resorts were on the rise, and these increases were sometimes spectacular (+11.3% in Heist-sur-Mer, +12% in Westende).
