The Capelli group continues to diversify its activity with the launch of a range of modular mixed activity premises.
This new offer has been designed to meet the changing needs and current expectations of professionals in terms of logistics real estate. A first project has just been launched in the Jorat-Mézières business park, on the outskirts of Lausanne, in Switzerland.
Modular and scalable mixed-use business premises are currently properties in high demand. Similar in their characteristics to storage warehouses, these cells differ in their flexibility with reduced and easily convertible surfaces and their locations bordering large peri-urban centres. They are therefore primarily aimed at VSEs/SMEs, and in particular craftsmen, traders, start-ups, garage owners, gallery owners, artists, graphic designers or photographers who wish to have a space that can be adapted to their activities. Each room has a floor area of 80% and a mezzanine of 20%, offering, in addition to storage space, an office space.
This offer is the subject of a first construction program in Switzerland on the outskirts of Lausanne along the cantonal road 1 linking this city to the Swiss capital. This industrial and artisanal site will include 40 cells with a total rental area of 3,520 m2.
Christophe Capelli comments: “We are very happy to launch this unique offer which illustrates and reinforces our positioning as a global real estate player. These industrial and craft premises are products highly sought following by users and investors. The advantage for the latter is that this type of product is more interesting than that in classic real estate, with rates of return that can range from 5 to 7% depending on the location, compared to 4% on average in classic real estate. projects under consideration in France and Switzerland”.
