The Ministry of Housing has set 10 conditions for booking and applying for the new offering of the Nozha Al-Andalus project in New Cairo, where submission is available through the website of the Housing and Development Bank, during the period from August 6 to August 22; Where 380 apartments are being offered, within the Nozhat Al-Andalus project.
The booking conditions are as follows:
Reservation conditions and general and technical requirements
1- That the applicant for seizure be a natural person of Egyptian nationality and have the capacity to act or contract. It is permissible to apply for seizure to a person in his capacity as a natural guardian of a minor or a guardian over him by virtue of a guardianship decision.
2- The applicant or any of his family members (husband, wife, and minor children) have not previously obtained a unit or piece of land within the social housing project.
3- The provisions of Law No. (59) of 1979 regarding the establishment of new urban communities and the real estate regulations of the Authority and its amendments – as well as the provisions of the Real Estate Finance Law No. 148 of 2001 and its executive regulations and the decisions of the Central Bank issued in this regard and Law No. 119 of 2008 and its executive regulations are complementary and supplementary to the requirements mentioned In this brochure, what is not mentioned in the text therein.
4- The booklet of conditions is an integral part of the sale contract and complements its provisions.
5. The residential units offered for sale are intended for residential use only, and the buyer or his public or private successor has no right to change the use for which the unit is designated. The procedures resulting from the termination of the contract in accordance with the “rules in force in this regard, as the selling prices of the units were determined for residential use only.”
6. The reservation applicant acknowledges that he has read and approved all the conditions, specifications, data and information contained in this brochure, and that submitting it for reservation after paying the serious advance of the reservation is tantamount to final approval of these conditions.
7- Unless a special text is provided for in these conditions, it is subject to the principles and rules in force in the New Urban Communities Authority, all relevant laws, the real estate regulations and their amendments in force in the Authority, as well as all decisions
And the rules followed in this regard without objection to the head of the unit now or in the future.
8- The sale is inclusive of the buildings and what pertains to them in common in the land on which the sold units and common parts are built, each in a ratio equal to the area of the sold unit to the total area of the units of the building in which the units are located, without the right to own the roof or any lands surrounding the building or the garage located below the building.
9- Some units of the ground floor may include gardens of different sizes according to the results of the site’s landscaping plans.
10- The garages located below the buildings in the project will be allocated to the beneficiaries of the project according to the allocation method determined by the account and for a fee according to what will be clarified in the financial conditions.
