The “New Neighborhood,” as the large housing project in Puchenau is called, continues to be hotly debated in the community. After the presentation of the results of citizen participation at the end of last week, it is at least clear that there are many wishes and suggestions – and there are still many tasks to be completed for everyone involved.

As reported, around 250 apartments are to be built in five stages on an area of ​​around 38,000 square meters north of Rohrbacher Bundesstrasse. Neue Heimat has the option to purchase around two-thirds of the area and wants to offer living space to many families.

“Balanced” mood

In any case, the mood among the population is balanced. At least that’s how Mayor Friedrich Geyrhofer (VP) sees it. Some citizens are confident and happy regarding the new housing option in Puchenau. Geyrhofer said when asked by OÖN that he already had many inquiries as to when the project would start, but he also knew critical voices regarding the planned project.

The fact is that the housing plans will shape the development of the community in the coming years. Because “this project can help develop accompanying infrastructure that would otherwise be impossible or difficult to achieve,” argues Geyrhofer, referring to Großambergstrasse in this context. In the 74-page presentation of the results of the citizen participation process, the project requirements also include the footpath on Großambergstrasse and proof of performance of the intersection on the B127.

“That takes time”

But one thing is certain for the mayor of Puchenau: “If the extension of Großambergstrasse and the infrastructure issues are not solved, I will not approve the project.” The infrastructure includes childcare, general open spaces or small local suppliers, which create a village-like living structure from which the surrounding area would also benefit.

There is no exact schedule at the moment. The first prerequisite for further steps is that the landowners agree to sell the area. Then the local council must decide to dedicate the approximately 38,000 square meter area accordingly. Then it is the turn of the country’s spatial planning.

Assuming positive feedback on the dedication, a building land security agreement and the development plan must then be drawn up by the municipality’s spatial planning committee. “Something like this takes time,” says Geyrhofer. Generally speaking, he assumes that implementation of the first construction phase will begin in five years and be completed in ten years.
