According to real estate R114 on the 10th, an analysis of the nationwide apartment sales and cheonsei prices reported to the Ministry of Land, Infrastructure and Transport’s real transaction disclosure system from January to June of this year, there were 29,300 apartments that were sold or rented at least once during this period. . Among them, 7.7% (2243 cases) of cases where the average jeonse price of the apartment exceeded the average sale price was counted.

This year, 7.7% of apartments that had both sales and jeonse transactions at the same time are interpreted to mean that the Jeonse price has already exceeded the sale price, or there is a risk of such a situation. Among the 2243 cases, 76.4% (1,714 cases) were in the provinces, but the metropolitan area also accounted for 23.6% (529 cases). By region, 21.5% of transactions in the Jeonbuk region showed that the average Jeonset price exceeded the average purchase price, showing the highest proportion. North Gyeongsang Province (19.0%), North Chungcheong Province (18.1%), and South Jeolla Province (15.6%) were in that order.

As this phenomenon spreads, the number of accidents with guarantees for the return of deposits for Jeonse is also increasing. According to the Housing and Urban Guarantee Corporation (HUG), between January and May of this year, the total amount of guarantee accidents that the tenant had to pay back was 272.4 billion won because the tenant did not get the deposit back from the landlord. The amount of accidents in the first quarter of this year (January to March) nearly doubled in just two months compared to 139.1 billion won.
