The decline in the outskirts of Gangbuk is noticeable.
Even the Gangnam area cannot avoid the downward trend.

The real estate market atmosphere cooled due to the followingmath of high interest rates, and apartment prices in Seoul recorded a downward trend for six consecutive weeks. This is the opposite of the fact that jeonse prices continue to soar due to the conversion of sales demand into jeonse demand due to the decline in the sales market.

According to the weekly apartment price trend announced by KB Real Estate on the 24th, apartment sales prices in Seoul last week fell 0.04% compared to the previous week, showing the same amount of decline as the previous week (-0.04%). Apartment prices in Seoul have been falling for six consecutive weeks since turning downward on November 13th. The extent of the decline is also gradually expanding.

The decline is especially noticeable in the outskirts of the Gangbuk area, where mid- to low-priced housing is concentrated. Last week, the Gangbuk and Dobong regions had the largest decline, falling 0.14% each. Jungnang-gu (-0.13%) and Gwanak-gu (-0.13%) also recorded high decline rates. The Gangnam area is also in decline. Gangnam-gu fell 0.03%, and Songpa-gu (-0.08%) and Seocho-gu (-0.02%) also failed to avoid the decline.

On the other hand, Gwangjin-gu (0.05%), Seodaemun-gu (0.1%), Mapo-gu (0.01%), Jongno-gu (0.01%), and Jung-gu (0.03%) maintained an upward trend even in a falling market.

The Seoul sales market is still receiving a lot of inquiries from sellers. The buying advantage index was calculated to be 21.6. The buying advantage index means that the more the index exceeds 100, the more buyers there are. If it is less than 100, it means that there are many sellers.

Apartment sales prices nationwide also decreased by 0.03% compared to the previous week. The metropolitan area fell by 0.02%, the five metropolitan cities fell by 0.04%, and other provinces fell by 0.02%.

On the other hand, nationwide apartment rental prices rose 0.04% compared to the previous week, continuing an upward trend for the 17th week. In particular, in Seoul, the rental price increased by 0.12%. The metropolitan area rose 0.08%.

By autonomous district in Seoul, the increase was notable in Seongbuk-gu (0.41%), Seodaemun-gu (0.32%), Seocho-gu (0.21%), and Yangcheon-gu (0.21%). There are only three places in Seoul where jeonse prices fell: Nowon-gu (-0.03%), Dobong-gu (-0.02%), and Gwanak-gu (-0.01%).
