Still for 600 euros per month in the center of Liège, we found an apartment on the tenth floor of 70 m2 with a PEB C and a side view of the Meuse. There is no hood, old kitchen furniture repainted just outside and a slightly worn balatum in the bathroom.
The single bedroom measures 12 m2 and the little extra is a dressing room right next to it.
We are not going to deny that this is becoming more and more difficult in current market conditions.
But here, the real estate market is more tense than in Namur as confirmed by Julien Dessart, manager at ADK Immo: “We are not going to deny that this is becoming more and more difficult in current market conditions. It’s true that for a one-bedroom apartment, we’re often looking at a rent slightly above €600, but we can still find something that fits.”
“No phenomenon of rent indexation each year is gaining momentum and therefore contributes to this increase in average rents“, he observes. “In addition, you have to look carefully because there are a limited number of properties of this type in the city center and demand is increasing every year” explains the Liège agent.
And here also sometimes, the tenant negotiates : “It’s already happened. We have to put a lessor in contact with a lessee. The goal is for both parties to be happy. So effectively, if we encounter difficulties in a file, we renegotiate the conditions that were initially proposed. We do what is necessary to reach a conclusion” underlines Julien Dessart.
