This time, we asked Masami Yamate, who runs a real estate company specializing in women, to teach us regarding the layout of a rental property that should not be chosen when living alone. Advice from a professional is sure to be helpful.

――Please tell us regarding the floor plan that women should not choose and the properties that we do not recommend!

NG1. “The storage space is extremely small”

Mr. Yamate: There are many studios and designer properties, but it’s better not to choose a property that has extremely little storage space. It may not be a problem right following you move because you don’t have much luggage, but as you live in the house, your luggage will gradually increase. It’s not fun to have to cut down on clothes, shoes, or hobbies just because you don’t have a place to put them. Even if there is no storage space, you can cover it by placing a hanger rack or storage furniture, but there are many disadvantages such as a narrow living space and an untidy appearance.

NG2. “The shape of the room is complicated”

Mr. Yamate: If possible, it’s better to choose a simple floor plan such as a square or rectangle. If the pillars protrude or the floor plan looks like a bumpy triangle, it will feel cramped compared to the number of square meters, and it will be a waste because the furniture cannot be arranged well and a dead space will be created. Some people have regrets following living here, such as “I found the furniture I wanted, but I mightn’t put it in because the pillars were in the way,” or “I mightn’t fit the furniture or home appliances I used in my previous house.”

NG3. “There is no partition between the kitchen and the bedroom.”

Mr. Yamate: I think there is also a balance with the rent, but if possible, it is better to choose a 1K type floor plan with a partition from the kitchen instead of a one-room kitchen and bedroom. Especially if you cook a lot, the lack of partitions can make the smell of food transfer to your clothes and furniture, which can be uncomfortable. For a comfortable stay, we recommend that you do not choose a property that does not have a partition between the kitchen and the bedroom.

Mr. Yamate: If the sun is not good, it will be dark if the lights are not turned on even during the day. Properties with small windows should also be avoided as they are difficult to ventilate. Laundry may not dry and mold may grow, so it is important to ensure that the room is well-ventilated and not only exposed to the sun. Don’t forget to check it out when you go inside.

NG5. “When you open the front door, you can see the inside of the room.”

Mr. Yamate If it is known that a woman is living alone, the risk of crime goes up. You may be able to see something that can identify you, so it is better not to choose a property where you can easily peek inside the room. Be aware that there are cases where home delivery and food delivery workers become stalkers, and burglars disguise themselves as visitors and inspect them. For the same reason, it is better not to open the curtains so that passers-by and neighboring buildings can see the inside of the room.

――What should I do if the place where I live now falls under the above…?

Mr. Yamate: If NG1 and NG2 apply to you, you can avoid narrowing your living space by choosing furniture such as under-bed storage, sofas with storage, and tables. We also recommend “wall storage” that can be used in dead spaces that are difficult to effectively utilize. If it applies to NG3, it is good to install curtains, roll screens, and shelves in the kitchen as partitions. For NG4, you can use bright white lighting or install a large mirror to capture more light through reflection. For humidity, use frequent ventilation, dehumidification items, and air conditioners. For NG5, it’s best to put a curtain on the entrance so that you can’t see the interior. It is a good idea to use blackout curtains and shutters that have a high blindfold effect on the windows.

――Are there any other examples of things you didn’t like living in?

Mr. Yamate: I’ve heard from several customers that “the closet door wouldn’t open when I put the bed in…”. When arranging furniture, don’t forget to check the opening and closing space of the door. Also, since there is no furniture at the time of previewing, the room can be seen as spacious. It is recommended that you bring a measuring tape and measure the dimensions when viewing the interior, so that you can bring in and arrange the furniture you have on hand without any problems.

In addition, properties with lofts are popular, but the stairs are steep and difficult to climb up and down, and the air conditioning does not work in the loft area, making it uncomfortable. Lofts vary in shape, stairs, and ceiling heights, so it’s a good idea to check whether you can use them as you expect.
