Greece: A Golden Visa Magnet Amidst Global Uncertainty

December 2024

Interest in Greece’s Golden Visa program is surging, driven by global shifts in investor demand and policy changes. Reports show Americans and Britons are increasingly exploring Greek residency as a solution during times of economic and political instability.

Americans Seek Stability with Greek Golden Visas

The outcome of the 2024 U.S. presidential election has propelled many wealthy Americans to seek alternative living options. While Europe emerged as a preferred destination, Greece has become a top choice.

“Many Americans are seeking fallback options, preferring diversification rather than putting all their eggs in one basket," stated Dominic Volek, head of private clients at Henley & Partners. "This trend reflects a growing desire for security and flexibility in a world marked by political and economic uncertainty.”

Greece’s minimum investment requirements, while raised to €500,000 in most areas and €800,000 in high-demand regions, remain attractive compared to other Golden Visa options.

Brexit Fuels British Interest in Greek Residency

The United Kingdom’s exit from the European Union has led to a substantial increase in Brits seeking residency in Greece. Data reveals that interest in Greek Golden Visas surged by 58% in the past year.

The total number of visa applications from British citizens climbed to 444. Attorneys with knowledge of the program say this trend is directly linked to the desire for easier access to the Schengen zone post-Brexit.

While Britons rank fourth amongst applicants, China, Turkey, and Lebanon lead in overall applications.

Navigating Policy Shifts: Balancing Investment and Affordability

The success of the Greek Golden Visa program hinges on its evolution. The program is continuously evolving, most recently by including investment options in the startup sector and increasing minimum investment amounts in high demand zones.

The Greek government implements this wide range of changes in response to evolving needs such as balancing the influx of new applicants.

Yet, processing delays present a challenge. From August 2023 to October 2024, only 16% of 8,898 applications were approved, highlighting the need for streamlined processes.

The Arithmetic of Travel: Golden Visas vs. ETIAS

The approaching launch of the European Travel Information and Authorization System (ETIAS) adds a new layer of complexity. This system aims to streamline travel for short-term visitors, simplifying entry for those who want to stay short-term. However, experts believe it could inadvertently steer more individuals towards residency options like golden visas since ETIAS won’t offer long-term
