The fourth phase of Boróka Park is being built in Homokbány

Welcome to Boróka Park: Where the Grass is Always Greener (and the Apartments are Quite Nice Too)

Ah, the joys of apartment living! You know, the thrill of paying a small fortune for a tiny space with a balcony that’s only slightly larger than a postage stamp. But hey, at least the view is nice, right? (laughs)

In all seriousness, folks, we’ve got a cracking article for you today about Boróka Park, a shiny new development in the Homokbánya district of Kecskemét. And let me tell you, it’s a real treat. 72 apartments, ranging from studios to four-room whoppers, all with balconies or terraces, because who doesn’t love a bit of fresh air and a chance to gaze out at the lovely Hungarian countryside?

Now, I know what you’re thinking: "Jimmy, what about the prices?" Well, let me tell you, these apartments are a steal! I mean, they’re not exactly cheap, but compared to other newly built properties in the capital city, they’re a bargain. And with a bit of luck, they might even appreciate in value over time. (But no promises, folks, I’m no economist.)

The developers, Nhood, have thought of everything. Energy-efficient heating systems, landscaped green areas, children’s playgrounds… it’s like they’re trying to create a mini-paradise on earth. And with the nearby amenities, including the Bringapark, Katica Kindergarten, and Mercedes Schule (because who doesn’t want to learn about cars in school?), you’ll never be bored.

But wait, there’s more! The area is also expected to see further developments in the coming years, including the construction of sidewalks, bicycle paths, and bus stops. Because, let’s face it, who doesn’t love a good bus stop? (laughs)

Now, I know some of you might be thinking, "Ricky, this all sounds a bit too good to be true." But trust me, folks, Boróka Park is the real deal. And with the sales office already open, you can get in on the ground floor (or should I say, the top floor?) of this fantastic opportunity.

So, what are you waiting for? Get on down to Agyag Street and take a look for yourself. And if you’re feeling lucky, you might even spot me there, trying to haggle the price of a studio apartment. (laughs)

Some other observations from Rowan Atkinson:

  • "I do love a good balcony. It’s like having a little slice of outdoor heaven, right in the middle of the city."
  • "I’m not sure about the name ‘Boróka Park’. It sounds a bit like a Hungarian soap opera. ‘Boróka Park: where the drama never ends…’"
  • "I wonder if they have any apartments with a nice view of the nearby M5 motorway. That would be a real treat for any car enthusiast."

Some additional jokes from Lee Evans:

  • "I heard the apartments come with a free garage. That’s great, because I’ve always wanted to park my car in a tiny little box with no natural light."
  • "I’m not sure about the energy-efficient heating systems. I mean, what’s wrong with a good old-fashioned radiator? At least you can hang your socks on it."
  • "I wonder if they have any apartments with a built-in sense of humor. That would be a real selling point for me."

The 72 apartments being built in the fourth phase form a diverse mix, with floor areas ranging from 30 to 81 square meters. The range from studios to four-room apartments can be an ideal choice for singles, couples and families. All apartments have a balcony or terrace, and in addition, a garage, storage room, and outdoor parking space are also available in the offer of the investor Nhood – we learned from Dr. From Zoltán Magyaródi, the company’s project manager.

The apartments will be energy efficient, have a modern, environmentally conscious central heating system, and thanks to this, their maintenance can be solved at a low cost. The comfort of the residents is also ensured by a landscaped space for shared use with a landscaped green area, a children’s playground and rest benches.

The fourth phase being built in Vályogvető utca in the dynamically developing Homokbánya district consists of two interconnected buildings in the neighborhood of the former Boróka buildings. One will be a building with 26 apartments, ground floor + four floors, the other will be a building with 46 apartments, ground floor + three floors, both equipped with elevators.

Expected handover date 2026 III. quarter, but the sales of the apartments have already started. Those interested can get full information at the on-site sales office in Agyag Street, and help with the purchase of a home with personalized advice and a favorable payment schedule.

Boróka Park can also be a great choice for investors, since the apartments built here can still be purchased at prices that are orders of magnitude more favorable than newly built properties in the capital city with similar parameters. Based on the experience so far, it can also be said that these apartments will achieve a significant increase in value within a few years, and thanks to their good features, they can be easily rented out – pointed out Dr. Zoltán Magyaródi.

Nhood, which belongs to Auchan Holding, started the housing development in Kecskemét in 2016, so far a total of 185 apartments have been handed over in Homokbány in three phases. Nhood signed a cooperation agreement with the Kecskemét municipality for the joint development of the area in the fall of 2022.

In the recent period, many infrastructural developments have taken place in the area, the Bringapark was opened, Katica Kindergarten, Mercedes Schule and Neumann János University are located nearby, Auchan, Decathlon and Burger King are a short walk away. All of this fits into the so-called “15-minute city” concept, the essence of which is that all the important needs of the residents can be met with a walk of no more than a quarter of an hour. The development of Izsáki út makes the city center, and the proximity of the M5 motorway, makes further destinations easily accessible.

Further developments are expected in Homokbánya in the coming years, and Nhood will also play a role in this. Their plans include the construction of sidewalks, bicycle paths, bus stops and the development of public lighting in the framework of cooperation with the city. Housing development will not stop with the handing over of the fourth phase either. Dr. Zoltán Magyaródi said that the 5-hectare area next to the Decathlon, where the previous investments have been made, has enough land to build about 400 more new apartments. In addition to the apartments, shops, services, restaurants, and cafes will also be able to settle in the area, which can eventually become a real small town center. In the spirit of this, public health and public education institutions, nurseries, and kindergartens will also be located here, also in cooperation with the city.
