“For sustainable development”: the feeling of vacation and surrounded by nature in residential projects | Business

The main goals of the competition are to foster ideas of sustainable development, draw public attention and present the best projects of real estate developers, promote cooperation between business, science, state and non-governmental organizations.

In the first text, we present the projects “Park Coast” and “Miško Ardai by CITUS”.

“On the coast of the park” – a respite from nature and not far from city life

“Parko krantė” was built in the picturesque historical territory of Joniškės Manor. This project breathed life into a manor house abandoned during the Soviet era, and quality housing, closeness to nature and historical aura returned the territory to the city of Klaipėda.

Nature’s respite and city life are within easy reach at “Parko pakrantė”: it is a strategically very convenient place for communication throughout the city of Klaipėda by foot, public transport, bicycle or scooter. The nearest bus stop is only a 2-minute walk away, less than 15 minutes to the old town, and even faster by bike or scooter.

Each apartment has picture windows and a balcony or terrace with views of the renovated park or pond.

A pedestrian and bicycle path has been built throughout Malūnos Park with plenty of access to the water, terraces for relaxation, bridges and active leisure spaces: playgrounds, chess tables, outdoor fitness stations. New bicycle and pedestrian paths have been installed, providing all the opportunities to live an active life as soon as you step out into the yard. A pontoon pedestrian bridge has been installed over the Malūnos pond, its shores have been improved, and footpaths have been built. The mature trees growing in the park are a legacy of the former manor park.

The block has underground and surface parking lots, a children’s playground, elevators in the house.

As Gintarė Kauliūtė, UAB “Eriado” sales project manager, says – the main idea: houses surrounded by Malūnas Park and a pond: “We we aimed to integrate it into the landscape, to fill the gaps between them with the vegetation characteristic of Malūnos Park and not to fence the plot”.

The unique location of the plot – surrounded by a park, next to a water body – allowed the use of an irregular dotted type of construction, which is not characteristic of the surrounding construction, which does not create strict boundaries between the residential quarter and the green area. The residential apartment buildings on the plot are arranged for the best possible insolation and the possibility of visual connections with the pond.

“Considering the natural surroundings, buildings with a moderate architecture and calm silhouette were chosen. The five-story volumes between the old trees are moderately visible in the visual protection zone of the old town – they do not compete with nature, but allow it to dominate. Distances are maintained between buildings, creating gaps for views. The apartments are planned in such a way that each of them has the opportunity to see the park and/or the pond from the windows”, shares G. Kauliūtė.

The plot is integrated into a new project for the improvement of the park, the paths of the block are connected to the infrastructure of the park and the coast of Malūnas pond. The block is full of greenery: rows of deciduous trees surround it in the northern and southern parts, single trees are randomly located along the water line, and a row of linden trees in the middle. The quarter is distinguished by the abundance of vegetation typical of the seaside and this area. The surviving old trees in the plot give a sense of continuity.

Spaces between houses are intended for residents’ recreation. They are equipped with benches, children’s playgrounds, flower beds and other greenery. The aim was to avoid the feeling of a closed neighborhood isolated from the park and its visitors. The block is not fenced, its boundary along the pond is marked by a slope and rare bushes.

The above-ground parking lot is located in the northern, least attractive part of the plot – thus maintaining the distance from the street. From the recreational area of ​​the plot, the parking lot is limited by hills and greenery.

“On the territory of the quarter there is a cultural heritage object – the outbuilding of the Joniškės manor homestead, which is included in the Register of Immovable Cultural Properties as part of the complex of the Klaipėda mill and other buildings. It will be reconstructed into a residential building in accordance with the requirements of the Department of Cultural Property Protection in the project of heritage management works and will become a decoration of the quarter. The volume of the old manor warehouse is kept as authentic as possible. The height of the building will not be changed, the gable shape of the roof and the proportions of the volume will be preserved. Assessing the history, this building is given an appropriate architectural language”, adds G. Kauliūtė.

The project also includes spaces for electric cars, shared bicycle storage, underground containers, and a centralized heating system.

At “Miško ardai by CITUS” house – it’s like a vacation

“Miško ardai by CITUS” – 3 houses of harmonious architecture, A+ energy class with less than 300 apartments surrounded by the mature forest park of Burbiškii. “Miško ardų by CITUS” indoor home park occupies an area of ​​1 hectare. There are 14 recreation, active leisure and entertainment zones here.

Behind the door of the house – Burbiškiu forest park: 170 hectares of territory, with wild walking and jogging paths, bicycle tracks.

in 2019 In the Sustainable Development Awards, “Miško Ardai by CITUS” was awarded the “Future Project” prize.

“The main architectural idea of ​​the project “Miško ardai by CITUS” was to create an ensemble of residential houses closely related to the Burbiškii forest environment, integrating natural nature into the living space. The buildings are arranged in the form of a triangle, on the site of the former buildings, forming an internal park of one hectare, which merges with the surrounding forest and terrain through the open border,” shares Rytas Stalnionis, Citus’ communications manager.

A distinctive feature of the project is the superstructures installed on the roofs, located at the height of the treetops. Each superstructure is like an individual house, surrounded by terraces on all sides. They feature penthouse or loft apartments with impressive 8 meter high ceilings, pitched roofs with skylights, mezzanines and spacious terraces.

The exterior and interior are dominated by natural materials: the main part of the buildings is covered with high-quality clinker bricks, thermal wood and tin folds are used for the decoration of superstructures. The architectural expression organically harmonizes with the natural environment, the volumes of the buildings do not create dissonance with the surrounding forest views.

All apartments in the project are designed in such a way that as much greenery as possible opens up through the windows and the walls of other buildings are visible as little as possible. Each apartment has a terrace, a yard or a spacious, 9 sq. m. m balcony, encouraging residents to enjoy the proximity of nature.

“Healthcare is becoming more and more popular in the world (wellness) concept in the real estate sector. The Global Wellness Institute says that housing that focuses on healthier living has an important impact on public health. “Miško ardai by CITUS” reflects this trend, making personal health the main axis of the project, around which design and architecture are created, although in Lithuania more attention is still paid to increasing energy efficiency, so projects focused on lifestyle are quite rare,” says R. Stalnionis.

The slogan of the project is “Holidays at home.” Every day”. This “vacation” can be spent all year round in the unique indoor park of the house, shaped like a natural landscape. It occupies an area of ​​one hectare, equivalent to the size of the Cathedral Square, and is designed as a unique leisure and recreation space, encouraging residents to spend as much time as possible in the fresh air and moving around. There are 14 different zones here: a swimming pool (also quite a unique solution), an amphitheater, a multi-purpose dome, table tennis, badminton, chess courts, outdoor fitness areas, yoga and grill lawns, and spaces for children’s leisure.

The guarantee of the health and well-being of every resident is the surrounding of a mature forest and the technical and architectural solutions of the project. 9 sq. m balconies, roof terraces and private courtyards of apartments invite you to “live” outside and enjoy the closeness of nature, let it into your home. The buildings are designed in such a way that they have enough sunlight and the walls and doors are soundproof, ensuring the comfort and peace of the residents.

The project implemented the principles of “biophilic design”, emphasizing the human connection with nature. Greenery here is not just an aesthetic detail, but a vital part that helps residents feel better and healthier. This creates an organic natural structure that is not only pleasant to live in, but also beneficial for health.

In addition, the valuable trees growing in the courtyard area were preserved, and the buildings were placed on the site of the former structures, in order to have as little impact on the surrounding mature forest as possible. There are many jogging, walking and cycling routes around the project, providing even more opportunities for residents to be active and spend time in nature.

Implemented and sustainable solutions: a spacious underground parking lot with 365 spaces has been installed under the buildings, 10% of which are places for electric cars with charging stations. A 50-place bicycle storage facility has been installed in the former bunker, promoting ecological transport.

“The relationship of the project “Miško ardai by CITUS” with the environment is special and exclusive. The houses are designed for those who value peace, harmony with nature and a healthy lifestyle, but want to live near the city center – just 5 km from the Vilnius Town Hall”, R. Stalnionis shares about the features of the project. – In the project, we aimed to create the feeling of a resort settlement, country villas. And not an impression, but a real experience: starting with quality, in harmony with nature and exceptional architecture, a huge, spacious, functional and constantly alive yard, ending with a swimming pool, grill areas, an amphitheater and a community dome. All this is enriched by nature itself: an old, lush forest that changes in all seasons, birdsong, roe deer, foxes, hares, hedgehogs stumbling into the project.”

“Miško ardai by CITUS” was created thinking about the residents’ well-being and health, therefore the community is united by the concept of a healthy lifestyle, which is particularly strongly developed in the project. From the first meeting with future residents, this idea is presented and continued through events and daily communication. In this way, a flexible connection with the community is created and at the same time the goal is to make “Miško ardai by CITUS” not only a place to live, but also a cozy community in which it is good to live.
