AADE: Extension of the submission deadline E9

An extension until April 12, 2023 (Holy Wednesday) was announced by the Ministry of Finance for the submission of a new or corrective statement E9, by thousands of property owners, if there were changes in 2022. It is noted that the deadline expired next Friday, March 31, 2023. At the same time, it is open and E9 of 2024 regarding changes in real estate that took place or will take place this year.

The decision on the new deadline was published in the Official Gazette.

In detail, the decision states the following:

The need to facilitate the submission of real estate data declarations (E9) for the year 2023.

The fact that this decision does not cause an expense to the state budget, we decide:
Especially for the year 2023, the deadline for submitting real estate data declarations (E9) provided for in the first paragraph of para. a of para. 3 of article 23 of Law 3427/2005 (A’ 312) is extended until 12.4.2023.

New submissions or corrections are made without the imposition of fines, however if it occurs after the declaration that their real estate has increased for any of the previous years, the ENFIA will be recalculated and a new settlement note will be sent.

The property data, as will be finalized on April 12, will be used to calculate ENFIA 2023, while the tax invoices are expected to be issued in April, as its payment will start from next May and will be completed in up to 10 installments until February 2024.

The 10 steps to corrections

Corrections to the real estate image in E9 are done in 10 steps:

  • Select the year you want to submit an E9 and from the available actions on the home page select create an E9 return to make the necessary modifications to your assets.
  • You can insert / change / delete property of tables 1 (buildings and plots) and 2 (fields).
  • If you are importing a property, fill in all the mandatory fields regarding the property’s descriptive data (square meters, type of real estate, percentage of co-ownership, etc.) and also geolocate the property either by selecting the prefecture, municipal apartment and building streets square or by choosing to open the Objective Real Estate Value Map.
  • If you are changing a property, change only the descriptors that require change.
  • From the year 2013 onwards, during the final submission of the E9 declarations, it is mandatory to indicate the number of the electricity supply to the buildings in which you have full ownership or usufruct.
  • From the year 2014 onwards, depending on the reason for the entry / change / deletion of a property you choose, you must fill in the mandatory fields that are requested and concern details of contracts (contract number and date, notary VAT number), will details if any (number and date of publication, date of death) etc.
  • During the final submission of the E9 statement, specific properties may be requested to be changed due to deficiencies in their data.
  • Any action you take is saved temporarily.
  • When you’ve finished making changes to your asset status, check how it’s configured via the Asset Preview.
  • Choose final submission of the E9 return and, if desired, transfer the return to the following year.
  • From the available actions, you can print the submitted E9 declarations, your property status and the FAP settlement notes / ENFIA administrative determination acts.
