The real estate market in the interior of São Paulo is experiencing an important moment of expansion. Recent data from the Brazilian Association of Real Estate Developers (Abrainc) reveal significant growth in the number of launches and property sales in the first half of the year, compared to the same period last year.
Ribeirão Preto, 325 km from the capital of São Paulo, for example, recorded sales exceeding R$1 billion in the period, demonstrating robust demand, with a 21% growth in property sales. With 30 cities exceeding 200,000 inhabitants, the region has a demographic concentration that is rare in Latin America. Another major highlight of the research, São José do Rio Preto recorded an increase of 255% in the number of launches.
“Ribeirão Preto and São José do Rio Preto are two of the best cities in Brazil to live in and this has attracted new investments in various sectors in recent years, with the real estate market being one of the most visible vectors of this development”, says Olavo Tarraf Filho, deputy -president of TARRAF.
According to Olavo, the significant increase in the number of launches reflects a growing demand not only in São José do Rio Preto, but in other important cities in the north and northwest of São Paulo, such as Ribeirão Preto and Araçatuba.
“We have observed that there is a greater interest in properties that allow people to live with quality, at well-located addresses and with services that add value and make sense of their lifestyles”, adds Olavo.
Currently, the São Paulo developer has 11 active construction sites simultaneously – totaling almost 300 thousand m² of built area, in cities such as São José do Rio Preto, Ribeirão Preto and Araçatuba, generating around 3 thousand direct and indirect jobs.
Sector should remain heated
For Luiz França, president of Abrainc, the positive numbers are a consequence of renewed confidence in the market. “The interior of São Paulo has proven to be solid for new real estate investments. Cities such as São José do Rio Preto and Ribeirão Preto are standing out not only due to the increase in the number of projects, but also due to the high demand for sales, a reflection of an increasingly heated sector. These results reinforce optimism and signal a good year of growth for the remainder of 2024”, he concludes.

With an estimated PSV of R$ 215 million in 112 units, the DOCTORS at TARRAF will take advantage of a market opportunity that has been growing in Brazil: ventures inspired by the concept of quite luxury: “TARRAF saw a space to bring to Ribeirão a trend in the international real estate market, which combines sophistication and luxury with a minimalist and discreet design, which meets the demand of the high-end public”, concludes Olavo Tarraf.
To develop the product, the company will count on a partnership with offices that share the vision that TARRAF has for this venture. The architectural project was designed by Konigsberger Vannucchi, the interior design was carried out by Carlos Rossi and the landscaping will be designed by the Burle Marx office.
