Market: “Heating” with big business names and investments

One year ago, in the summer of 2022, the largest purchase and sale of a business in Patras was completed. This is the pan-Hellenic well-known distillery “V.G. Spiliopoulos SA”, which passed into the ownership of the well-known Chandris business group, for a price, according to market sources, that amounted to 10 million euros.

This particular sale was the largest in the business housing sector that took place in recent years in Achaia and is now also recorded in the Register of Property Transfers of AADE with the aforementioned amount. {arx_4}
The report of the Real Estate Market states that this year there is a significant demand for commercial housing in the country’s well-known commercial squares and the center of Patras, is one of the so-called hot spots, where for months there have been major rearrangements.

In Patras, since the beginning of the year, we have already counted 19 sales of business premises, which shows mobility.

The beginning was made this year with the leasing of the historical building “Michalakopoulos” with an area of ​​825 sq.m. of the former “Achaiki Bank” which has been acquired by the “Andrikopoulou” Group. The building was rented to a well-known commercial house in Kalamata, which provides private shopping services and also a cafe in the inner atrium.

The latest commercial arrival in the center of Patras was made by the multinational sporting goods group “Sport Vision”, which opened a new store of 550 m2 in Agios Nikolaos, followed by “Pepco”, a Polish chain of clothing and home goods. , characterized by many as the unrivaled awe of ‘Jumbo’, with over 2,000 stores in Europe.

In the retail sector, two new stores in Patras are included in the development plan of the local supermarket chain “Andrikopoulos” for 2023. The first store is being developed on an area of ​​1,000 sq.m. on a privately owned plot in the Psachou area of ​​Patras and will be of the hypermarket type and the second one will operate in the logic of a neighborhood branch or otherwise “convenient store”.

The local trade also had business exits, with a long history, such as the “Grant” store of the well-known children’s clothing chain, on Agios Nikolaos Street. The well-known sports store “Atlas Sport” on Corinthou Street has also announced its closure, while the large chains “Adidas” and “Rococo” in Agios Nikolaos have already withdrawn from the center of Patras.

IKEA’s big investment

We must not forget the large investment that began this year and concerns the IKEA IKEA shopping park of the Fourlis Group, in the former ABEX, with a total area of ​​21,000 sq.m., with two ground floor store buildings and basements, which is expected to attract 600,000 visitors – customers on an annual basis. Construction work on the new shopping park is currently in full swing, as large cranes have already been deployed to the site and the builder has moved from earthworks to foundation work. With the operation of the commercial park, the commercial image of the area is expected to change radically.
