Specifically, as Mr. Kyranakis pointed out, according to law 5142, which was passed last week, “tens of thousands of people who were hostages of the Greek bureaucracy and irrationality are released.”

Unilateral modification of real estate data

What used to be the case: In cases, for example, of apartment buildings where a newer measurement results in a new area of ​​an apartment, the owner cannot modify the square footage of the contract for his apartment except with the consent of the other apartment owners in the composition of the property horizon.

What is in effect with the new law: He will now be able to unilaterally amend his contract, provided that the rights of the other co-owners in the horizontal property are not affected, while a corresponding regulation will also exist for plots of land with buildings.

Correction of cadastral records due to decisions of forest maps

-Automatic corrections: In case the objections against the forest map are accepted, the cadastral records will be amended immediately at the Cadastre Office, in favor of the owner, without legal action.

With the new law, if you have title to the property, you do not need to go to court, as was the case until now, if:

1) You have a positive decision of the objection committee for the forest maps

2) For whatever reason, your property is not included in the forest map.

Two months after the decision is issued, you go to the land registry (or submit a digital request) and your property is returned to you.

Owner Protection: Ensures that properties are displayed correctly, according to their true status.
The properties of the unknown owner are saved

The rectification process in favor of the real owner is simplified, with an emphasis on “unknown owner” properties within a town or settlement plan, so that it can be completed directly at the land office, instead of the court.

The new law does not punish the owner or the new generation. But it is possible for the “unknown owner” property to be converted into a “known one”, if three conditions are met. Transcribed title in the mortgage office, acceptance of inheritance or court order for usufruct. If one of the three is present, even “unknown owner” can be returned to you and you can be the rightful owner again.
