As indicated on the website Citify.eu, Mindaugo g. 25 Builder M25 Invest is planning a residential complex with commercial premises on the first floor.
For this purpose, project proposals, which will be discussed at a public meeting with the public, were prepared by UAB “313 architects”.
“A multi-apartment residential building is being designed, which will be built on the perimeter of Mindaugas and Kaunas streets. A closed courtyard is being formed, a children’s playground, a sports field and a quiet recreation area are being designed in it. A terrace for residents’ common use is being designed on the roof of the first floor. The courtyard level will be connected to the terrace by an outdoor staircase. An acoustic wall – a sound barrier and a fence – is being designed in the northern part of the plot, thus ensuring acoustic comfort and privacy for the neighboring residential apartment building. The fence will separate the passage intended for commerce and the inner yard”, – this is how the ambitions in this part of Vilnius are presented.

Modernizing Vilnius: A New Residential Complex with a Twist
A recent project proposal from UAB “313 architects” has shed light on the ambitious plans of M25 Invest to transform the area of Mindaugas and Kaunas streets in Vilnius. The proposed residential complex promises not only to provide a modern living space for its residents but also to revitalize the surrounding area with a unique blend of commercial and recreational amenities.
The project’s design boasts a multi-apartment residential building, accompanied by a closed courtyard that will feature a children’s playground, a sports field, and a quiet recreation area. Residents will also have access to a communal terrace on the roof of the first floor, connected to the courtyard by an outdoor staircase. The incorporation of an acoustic wall and fence ensures that the complex will maintain a sense of seclusion and tranquility, shielded from the hustle and bustle of the surrounding streets.
One of the most significant aspects of the project is the allocation of commercial space on the first floor. Measuring 4196.46 square meters, this area is expected to be occupied by a store from the retail chain IKI, among other potential businesses. The intention is to create a vibrant and lively street space, enriched by the presence of commercial functions that cater to the needs of the local community.
The project’s emphasis on separating commercial and residential functions is a notable aspect, as it seeks to balance the needs of both businesses and residents. By doing so, the complex aims to provide a harmonious living environment that is both convenient and peaceful.
The upcoming construction project will replace the existing structures on the site, including a commercial building, a production and industrial building, and a parking lot. While the “Iki” store that currently occupies the site will not remain, the new development promises to bring a fresh and modern dynamism to the area.
the proposed residential complex in Mindaugas and Kaunas streets is a promising development that has the potential to transform the face of Vilnius. By incorporating a unique blend of commercial, recreational, and residential spaces, the project sets a high standard for urban development and community building. As the city continues to evolve, it will be interesting to see how this project and others like it contribute to the growth and revitalization of Vilnius.
