It is recalled that the areas that belong to the increased rate of 800,000 euros are the following:
– Region of Attica
– Regional Unit of Thessaloniki
– Regional Units of Mykonos and Santorini
-All islands with a population of more than 3,100 inhabitants
For the rest of Greece, the minimum acquisition value of the real estate at the time of its acquisition is set at 400,000 euros.
At the lowest limit and the areas that are converted into a residence
The minimum limit of 250,000 also includes areas that are converted into residences, regardless of size.
In this case, the area limit of 120 sq.m. does not apply.
In the same vein, a property that is an industrial building or a part of an industrial building, if it has not operated as such in the last five years, is included in the minimum limit if it is converted into a residence, without a square meter limit applying here either.

From January 1, 2025, a Golden Visa will also be granted for investments of 250,000 euros in start-up businesses.
All changes effective September 1st
The limits have gone up:
-At 800,000 euros from 500,000 euros in Attica, Thessaloniki, Mykonos, Santorini and Evia and the islands with a population of more than 3,100 inhabitants, while a ceiling has also been added to the area, since now in order to get a Golden Visa one must the area of the property must be at least 120 sq.m. and concerns a unique property. For example, two properties of 60 sq.m. are not counted as 120 sq.m. and therefore do not justify obtaining the residence permit.
– In the rest of the country, the limits are 400,000 euros.
-For buildings that currently have a different use and are converted into residences, the minimum investment amount is 250,000 euros. It is noted that the conversion of use must be completed before submitting a request for a residence permit.
-If it is an investment in a listed building that is to be restored, the limit is 250,000 euros.
-From January 1, 2025, a Golden Visa will also be granted for investments of 250,000 euros in start-up businesses.
