Athenians mainly choose coastal areas of the rest of Attica, such as Porto Rafti, Kineta, Agia Marina, Sounio, Anavyssos, etc. and/or southern suburbs, such as Varkiza. The main criterion for renting a holiday home is the distance from the permanent residence. Now the upgrading of the road network makes the distances seem shorter and there were not a few who choose areas of the Corinthian Gulf, such as Loutraki, Kiato, Xylokastro, etc.
Landlords seem to prefer short-term leasing as it brings more income. On the other hand, for one or more families who will be renting a vacation home for the entire summer, renting by the season can work out quite a bit cheaper. This year is no exception, as many holiday home owners will not visit their holiday home but have already registered it on short-term rental platforms due to high demand.
Short-term rentals may now be the new holiday option, but many Greeks have been keeping holiday homes for years that they rent on a yearly basis for both their summer holidays and weekend getaways. At the same time, mainly older owners do not wish to join the short-term rental industry, neither to have the management themselves nor do they wish to grant it to a company.
Initially, when they rent their property by the season or even by the month, they are released from the obligations of the short-term rental (property cleaning, change of sheets, towels, etc.), after the departure of the guest, if they manage it themselves, as well as the fact that many times they are “required” for every reservation made for 5-6 days or less to be present at the arrival and departure of each guest. In addition, many older landlords have been friendly with their tenants for many years, collect rent consistently, and don’t want, as many say, to “mess up” or “kick out” their friends.
It may be that the “industry” of renting a holiday home with the season is decreasing year by year, but this is not due to a decrease in demand that is on the contrary increasing, but due to the small supply that is now recorded in almost all summer destinations. At the same time, the requested prices are in many cases extremely prohibitive for a family that has always chosen seasonal rental as a low budget option. This year, the asking rental prices are increasing, in Anavyssos, a 75 sq.m. residence. for rent for €3,500 for 3 months, in Mavro Lithari, a 40 sq.m. residence, for rent for €1,300/month, in Porto Rafti, a 85 sq.m. residence. for €1,500, in Artemisa, a 35 sq.m. residence. for rent for €4,500 for 3 months and in Aegina, a house of 80 sq.m. rented for €1,100 in June, €1,200 in July and €1,400 in August. A similar picture is recorded both on the coasts of the Prefecture of Corinthia, which is a nearby destination, and on the coastal areas of the Peloponnese.
