The POTENTIAL in the Cikarang area, Bekasi Regency for the development of subsidized housing is very large. This happens based on the trend of increasing demand for subsidized housing in Cikarang following the 2024 election.

“Subsidized housing is a primary need for lower class people who don’t have a house. “Then the housing backlog is still high, so the political situation has almost no effect on demand for housing, especially subsidized housing,” said Subsidized Mortgage Division Head PT Bank Tabungan Negara (Persero) Tbk Budi Permana in an official statement received, Sunday (10/3).

Budi said that Cikarang’s potential for subsidized housing is very large. In fact, for BTN, one of the largest warehouses for subsidized housing mortgages is in the Bekasi area from Cikarang to Kerawang. The greatest potential for subsidized KPR in Indonesia is in this region.

“Nationally, West Java is number one followed by Banten for BTN KPR. “In West Java itself, the largest is in Bekasi and its surroundings, from Cikarang to Kerawang, with up to 60%-70% of the subsidized housing market,” said Budi.

Budi said that BTN had also carried out mass contracts in several places throughout Indonesia, one of which was in Cikarang, Bekasi. With mass contract activities, he said, it encourages people to take subsidized houses because of the easy terms and costs.

“It is no longer a dream and difficult to get subsidized housing. “With only a down payment of Rp. 7 million, you can immediately occupy the house,” said Budi.

The process is very easy, continued Budi, husband and wife, and both work with a maximum income of IDR 8 million per month. But if you are single, your income is IDR 7 million, you don’t have a house, and you have never received a housing subsidy.

“Just complete the credit requirements, and just wait a few days to get confirmation whether the credit is approved or not,” he continued.

In early 2024, Arrayan Group is one of the subsidized housing developers who will participate in holding the Grand Cikarang City 2 (GCC2) mass credit agreement.

According to Tuti Mugiastuti, Marketing Director of PT Alexandra Citra Pertiwi, as the developer of Grand Cikarang City 2, today’s credit agreement recorded 200 subsidized housing units in GCC2 which have received approval from Bank BTN. Of this number, around 90% will live in the Alexandra Park cluster, plus a small portion in blocks K, M, N. The remaining 10% will live in the Amara Park cluster.

“This month there are 540 housing units that we have to hand over. But today we only agreed to credit 200 units, so there are still 340 units that we have to hand over before Eid. “These units are in the Alexandra Park Cluster, Block C and the Amara Park Cluster, Blocks K, M and N,” explained Tuti.

For your information, the total number of houses that will be built in the Alexandra Park Cluster is 500 units, while currently 191 units have been built.

Tuti added that now is the right time to take a subsidized house because there is several assistance provided by the government, such as assistance with administration costs, assistance with a down payment of IDR 4 million, and processing costs are also assisted by the government. In the Alexandra Park cluster, the DP, which was originally a DP of 25 million, became IDR 21 million because there was a down payment of IDR 4 million. Meanwhile, at Amara Park, the down payment was previously IDR 11 million, now it has become IDR 7 million.

“Now with a down payment of IDR 7 million you can buy a house in GCC2,” said Tuti.

Meanwhile, Grand Cikarang City 2 (GCC 2) Housing was developed by Arrayan Group on an area of ​​260 ha. To date, the developer has handed over 5,500 housing units, of which 99% are facilitated by KPR BTN. Meanwhile, the residents who have occupied their homes in GCC 2 are 4,600 families or around 85% occupied. This high occupancy rate shows that the prospects for the GCC 2 residential area are also very high.

This also cannot be separated from the various advantages of this housing. Apart from being in a strategic location, the National Road (North Beach) which connects Jakarta-Bekasi-Central Java-East Java, this subsidized housing also has various facilities. Even though getting a subsidized house with complete facilities can be said to be difficult in Cikarang.

“It might be called a special and special subsidized house because there are no subsidized houses with a cluster concept in Bekasi,” said Tuti.
