Inflation and the surge in bank rates are having a strong impact on the construction sector. At the housing fair in Nantes, the observation is clear: transactions are at half-mast, particularly in the construction of individual houses.
With less than 40% of construction of individual houses in 2023 in France, the building sector is not immune to the crisis. Bankruptcies are on the rise, those who are still holding on are banking on a clearing up.
“Since January, things have changed. The banks have reopened the taps in terms of real estate loans, which has allowed us to have a lot more activity and to feel better today”explains Gérald Gobin, builder of individual houses.
For businesses, the context remains tense and for first-time buyers, it is impossible to plan ahead. Houses have increased by 20% in recent years. And if the price of land begins to fall, it remains unaffordable for a large majority.
“First-time buyers are no longer the same as 10 years ago. You need a couple who has two jobs, such as a senior manager. The individual house will become a luxury product”notes Philippe Maltete, associate director of “Maison Adélie”. “Our young people, our children, the future generation, will have a real problem finding housing. Whether in an individual house or buying an apartment, even 30, 40 km from Nantes, it will become complicatedhe admits.
A young couple they meet in the aisles of the show are hesitant to buy an old barn in the countryside, the only solution to becoming an owner. They came to meet artisans, “take information and learn”explains Robin Brunetière.

They dream of a large plot of land, 1,000 to 1,500 m² and a vegetable garden, but not in an allotment, a house of 80 to 90 square meters. Given the prices, they know that their project will come to fruition far from urban centers.
Today, a young single person or even a young household, if they want to go into debt for a house, an average budget with a small plot of land is 270 to 300,000 euros. He would have to return approximately 1,200 to 1,500 euros per month, which is absolutely impossible on SMIC salaries or even a little aboveunderlines Stéphanie Sourisseau, a mother visiting the Habitat show.
It’s a real complexity today for first-time buyers, young people. I don’t know how they’re going to get their first purchase, which wasn’t the case 25 or 30 years ago.
Her daughter has chosen to move away from the Nantes metropolis. “She found a new concept for a wooden house. This will allow her to make a house of 45 m² for 80,000 euros. A first acquisition for 140,000 euros with the land of 380 m², the price of a small apartment or from a studio in Nantes.”

If land prices are revised slightly downwards, those of individual houses should remain stable, according to professionals. “Standards have evolved so much that today we have a construction price that cannot be lowered”assures Philippe Maltete.
Professionals are calling for more tax relief and the reinstatement of zero-interest loans for young buyers, in order to revive the individual home sector.
