This is, in hectares, the surface area of the Athletes’ Village, the keys to which will be in the possession of the Paris 2024 Organizing Committee from Friday March 1, 2024. This summer, the site, which is spread over three communes of the Seine Saint-Denis (Saint-Denis, Saint-Ouen, Île-Saint-Denis) will welcome 14,250 athletes and coaches during the Olympic Games, then 6,000 for the Paralympic Games. They will be able to enjoy six hectares of public green spaces, including a public park. In total, 9,000 trees were planted.
The construction of the Village was carried out under the direction of Solideo, the Olympic works delivery company. The site’s overall budget amounts to 2 billion euros, including 1.8 billion from private investors. The Village was divided into 4 sectors: each was allocated to a group made up of a builder, a developer and an investor. The Universeine sector was won by Vinci Immobilier. That of the Fluvial Ecodistrict by Pichet and Legendre Immobilier. That of Quinconces was won by ICADE, Caisse des Dépôts and CDC Habitat. Finally, that of Belvédères was awarded to SCCV Saint-Ouen Héritage – Nexity, Eiffage Immobilier, CDC Habitat, Groupama and EDF.
Once the Games are over, the site will be converted into housing, offices, public facilities and businesses. The 2,800 new housing units will accommodate 6,000 residents with 2,000 family apartments and 800 in residences. There will also be 120,000 square meters that can accommodate offices or service activities: 6,000 employees will be able to work there. To this must be added 3,200 square meters of local shops.
Work to reconvert the Village will begin on November 1, 2024, when Paris 2024 hands over the keys. The first apartments can be delivered in summer 2025. The real estate price is 6,900 euros per square meter. It was lowered at the beginning of 2024. Previously, the price stood at 7,500 euros. A T2 apartment then cost around 350,000 euros. But they struggled to sell because they were considered too expensive.
In addition to that of Saint-Denis, Paris 2024 will have five other Athletes’ Villages, located outside Paris: in Lille (North) for basketball and handball, in Versailles (Yvelines) for horse riding, in Marseille (Bouches-du-Rhône) for sailing, in Châteauroux (Indre) for shooting, and in Tahiti (Polynesia) for surfing. There will also be the Media Village, at Le Bourget (Seine Saint-Denis) to accommodate employees of the IBC, the International Television Center.
