Despite the economic crisis that has affected Argentina for years, the Neuquén real estate market is the exception and remains outside the situation. In the capital of Neuquén alone, according to official data from the Municipality, more than 130 buildings were under construction in 2022. This year that number rose to 200.
Vaca Muerta is undoubtedly the main driver of this growth. Most developers build for the private public (owners and businessmen) who are looking for projects or units with differentiated amenities that facilitate temporary rental or who can invest in something safe, such as brick.
The economic crisis, inflation and the lack of policies that allow financing for the purchase of properties, such as mortgage credit, forces developers to concentrate their efforts on a private public small, but with high purchasing and investment power.
Alicia Henríquez, Managing Partner of Akros, one of the most important developers in Neuquénstates that, due to this situation, companies seek to generate products that respond to the needs of investors in order to continue developing as companies.
Akros’ latest project is an example of that versatility. This is Bliss, a building that should be completed in the second half of 2024. It is located at 534 Córdoba Street, in the heart of the capital of Neuquén.
Its great differential is precisely the amenities: spa, heated pool, an entire floor with a coworking space, rooftop, gym and three levels of parking. The building has studio apartments, 1-bedroom and 2-bedroom apartments with barbecue. All very bright, with balconies and views to the outside.

The building also stands out for the quality of the materials, several of them imported. The units are being marketed by Fabal Inmobiliaria, Paz Inmobiliaria, Makrich Inmobiliaria and Guillermo Reybet Propiedades, among others.
However, the gap that has developed between incomes and property values prevents the province from further exploiting its potential. “In Neuquén we have a very young population, 40% are under 25 years old. These are people who tomorrow will need more schools, housing, and infrastructure for the city,” said the vice president of the College of Auctioneers and Public Brokers of Neuquén, Guillermo Reybet.
In turn, Alicia de Akros recalled that “so far there are no incentives or benefits that developers have as a state policy” to support investments and diversify current developments in the region. And she also agrees with Guillermo Reybet on the importance of urban infrastructure planning for improving investments.
Paula Villoldo, director of the PLARQ architecture studio and member of the Akros Board of Directors who has accompanied the Bliss project since its beginning, brought another point of view. “Opening imports is important for a company like AKROS, an importer of products such as porcelain tiles, cranes and much more. I believe that this openness can empower Argentine companies.”
Beyond the difficulties, Neuquén will continue to grow economically and demographically. “It will depend a lot on Vaca Muerta, but I think that sometimes we do not have the dimension of that growth, of what we can become,” said the vice president of the Martilleros College.
