Transactions in blue-chip housing estates have improved slightly, but prices per square foot are still under pressure. Ng Kam-kee, deputy regional sales manager of Shatin Real Estate City One Branch, said that Shatin City One recorded 13 transactions last month, an increase of 8.3% month-on-month; the average transaction price per square foot was approximately NT$12,357, a decrease of 5.6% month-on-month.
Wu Jinji pointed out that the housing estate recently recorded a transaction for low-rise room D in Block 43 of Phase 4. The usable area is regarding 304 square feet. It faces the northeast and enjoys the inner garden view. The owner put the unit for sale last month for NT$4.2 million, and finally reduced the price by NT$200,000. It was sold at a market price of NT$4 million following being put on the market for regarding two weeks, and the price per square foot was regarding NT$13,158. As can be seen from the photos of the unit, the interior is basically decorated and the view from the outside is quite open.

The cost of similar units rose by 3%
It is understood that the original owner purchased the unit for NT$1.48 million during the “financial tsunami” in October 2008 and held it for regarding 15 years. He has now made a book profit of NT$2.52 million when it was resold. The property appreciated by regarding 1.7 times during the period.
Ng Kam-kee revealed that the same type of transaction in the housing estate was a 40-block low-rise C room with a usable area of regarding 304 square feet. It was sold for NT$3.88 million last month, with a price of regarding NT$12,763 per square foot. The latest transaction price increased by regarding 3%.
