“Mubawab Tunisia” launches the first edition of its exclusive report: “Land guide: Analysis of the land market in Tunisia 2023”.


This guide will analyze real estate activity from real estate advertisements published on “Mubawab.tn”. It will highlight land intended for housing. This first edition, covering the period from January to November 2023, exposes real estate trends through the evolution of supply in relation to demand as well as the fluctuations in prices per m² of land in different regions of the country.

According to the results displayed in the analysis on the land of “Mubawab”, it appears that 51% of the real estate demand on “Mubawab.tn” is focused on the acquisition of real estate, of which 13% is dedicated to land. The supply of land represents, for its part, 9% of the total advertisements intended for sale on our portal. According to the study, the proportion of requests (13%) oriented towards the acquisition of land may suggest a marked reluctance towards this type of real estate investment. This trend can be explained by various factors, including the increase in construction costs, the slowness of work, the complexity linked to the acquisition of land due to land titles, the scarcity of plots developed for construction, resulting from population and urban growth, as well as considerations related to infrastructure and land viability. However, these elements contributed significantly to the 30% drop in the granting of building permits in Tunisia, as indicated by data from the Ministry of Equipment and Housing revealed in November 2023.

Analysis of variations between January and November 2023 highlighted peaks in demand in May and August, while supply remained relatively stable during this period. On the other hand, a significant drop in supply and demand was recorded in February and March 2023. This monthly fluctuation suggests the existence of seasonal trends, notably the return of Tunisians residing abroad (TRE) between months May and August. During this period, TREs seek to acquire property in Tunisia.
