Owning an apartment or chalet near a ski area always seems like a dream. The annual study by the National Real Estate Federation (Fnaim), carried out on the three hundred and ninety-one municipalities including a ski resort and published on December 11, still bears witness to this for 2023.
On average, the price of housing is higher there than in the rest of the country, at 3,933 euros per square meter, compared to 3,057 euros in France. Average price for houses: 3,827 euros in ski resort towns, compared to 2,432 euros in the rest of the territory. While the trend is downward in many cities, prices here have continued to rise. Fnaim notes an increase of 30% between July 2020 and April 2023. And 4.4% between November 2022 and November 2023 (+ 0.1% in France).
However, these averages hide a great deal of heterogeneity. The Alps hold the price record, with a square meter at 4,672 euros on average, compared to 1,576 euros in Corsican resorts. Over one year, the strongest increase occurred in the ski resort towns of Corsica (+7.1%) and the Pyrenees (+6.6%). It was 4.9% in the Alps, 4.4% in the Massif Central and 1.3% in the Jura. The only negative development concerns the Vosges (- 2%).

In the Alpine resorts, out of seventy-one resorts analyzed, the average price of apartments is 5,342 euros per square meter. That of houses – often chalets – is significantly higher, at 8,030 euros. But in the major winter sports resorts, prices reach levels close to those in beautiful Parisian neighborhoods or the Côte d’Azur.
Val d’Isère in the lead
Val d’Isère is the most expensive resort in France, with an average price per square meter of 14,339 euros for apartments, but it costs almost 29,000 euros for houses. Next comes Courchevel at 11,624 euros per square meter for apartments and 19,591 euros for houses. Méribel comes third, at 10,041 euros and almost 22,995 euros respectively.
“We even reach much higher amounts for sought-following properties such as chalets with a view, for which it costs 30,000 euros to 35,000 euros per square meter in Méribel and 40,000 euros in Courchevel”, specifies Olivier Roche, CEO of the Megève & Courchevel agency at Sotheby’s International Realty. Same observation for the Michaël Zingraf Real Estate agency: “Customers who buy very high-end products are very present”indicates Marion Tanguy, director of the agency in Megève.
