Brussels’ Furnished Tourist Accommodation: Striking a Balance Between Regulation and Accessibility

The revision of the ordinance on furnished tourist accommodation as decided by the Brussels government last Thursday represents far too heavy an administrative burden for individuals. These disproportionate requirements discourage Brussels residents from occasionally renting their homes, to the benefit of real estate speculators, the Airbnb platform said on Monday.

The rules to follow regarding tourist accommodation in Brussels will soon change. They will aim both to regulate the exercise of economic activity in complete safety and to limit the most negative effects which might result from it, in particular on housing, due to an anarchic accommodation offer, announced the Brussels government last Thursday. The Brussels parliament will very soon be presented with a draft ordinance adopted to this effect by the Vervoort government.

While recognizing the need for proportionate regulation, Airbnb affirms that it shares the concerns of hosts and local tourism stakeholders, who believe that “the new draft ordinance on furnished tourist accommodation in Brussels is far too complex and imposes constraints disproportionate administrative burden on hosting providers.”

“Such regulations will continue to harm many families in the Region, who depend on this additional income to make ends meet. We hope to work with parliamentarians on rules which, instead of complicating it, make life easier for Brussels families who occasionally rent their homes,” commented the platform in a press release sent to the Belga agency.

For the multinational tourist accommodation company, this order will always force accommodation providers to have to provide a large number of supporting documents, to be requested from different organizations, to obtain a registration number. The current equipment requirements, which number in the dozens (notably the number of hangers, hotplates, minimum power of electric lamps in bathrooms, etc.) are not called into question.
