This is the first investment made by the consortium formed by the developers Les Immeubles Saguenay and Inter-Cité for the development of a new commercial development in this very busy and commercially sensitive sector.

In an interview, Charles-Philippe Tremblay, president of Immeubles Saguenay, explains that since the summer, the developer and Inter-Cité have been busy preparing the land where the Inter-Cité offices were formerly located in order to develop 66,000 feet of commercial area. A first breakthrough took place with McDonald’s which will erect its building with a drive-thru service on a 4,000 square foot portion northeast of Highway 70.

“We have in the pipeline the development of another 12,000 square feet for three rentals with direct access to Talbot Boulevard.” Preliminary plans call for the construction of a new building with an area of 50,000 square feet which will be located on Néron Street.

For five years, the southern sector of Talbot Boulevard has experienced significant commercial development with the construction of a Sail store, the move of the SAQ Dépôt branch to a building which also includes Princess Auto and others, not to mention the addition of the Old Duluth, in addition to the Luxuor and Bois-Vins residential developments.

Mr. Tremblay mentioned that Immeubles Saguenay currently holds 275,000 square feet of commercial space occupied by around fifty tenants.
