New-build homes are becoming more and more expensive compared to existing homes. The new homes are also on the market for much longer, according to figures from the sector organization WoningBouwersNL.

The sector organization calls this lopsided growth a worrying development. Nationally, the price difference between a new-build home and an existing owner-occupied home has risen to an average of 86,000 euros.
It now often takes a lot longer to sell a new-build home than an existing home. New homes are on the market for an average of 58 days longer than older homes.
“In some regions, new construction seems to be pricing itself out of the market. For example, the difference in sales price of an average new-build home with an existing home in South Holland has risen to no less than 228,000 euros,” says WoningBouwersNL.
Due to poor sales of new construction, many construction projects are canceled and fewer building plans are being made. “In light of the enormous housing shortage, this is highly undesirable,” concludes the trade association. The builders want more small, cheap apartments to be built, instead of spacious, more expensive houses.
Sales of new homes collapsed in the first half of this year to just over nine thousand homes. This is the smallest number since the crisis year of 2013. This is partly because many residential investors have largely withdrawn due to new government measures.
