Chalets are in high demand as holiday homes in tourism. Now the highest quality chalet villages in Austria, Bavaria and South Tyrol have been awarded.

For some planners and villagers they are a nightmare, for tourists one of the most popular accommodations: chalets. The Chaletdorf.info platform has therefore awarded the “best chalet villages” in ten different categories for the first time. Last year, more than 165,000 people searched for the right holiday home. Only those companies that run their chalet village as a tourist business with particular commitment made it into the selection of the winners.

Chalet villages: hidden second homes versus successful tourism businesses

Erwin Oberascher, Editor-in-Chief at Chaletdorf.info, knows that some chalet villages are rightly criticized as hidden second homes: “This happens to the chagrin of those operators whose chalet village is not just a real estate project, but an economically successful tourism business with a strong and very satisfied Target group.”

Many chalet villages would offer hotel service at the highest level, supplement the tourist offer and achieve an above-average occupancy rate in their region. “Their chalets have nothing to do with cold beds and second homes. We brought some of these committed operators to the fore with the award.”

Spacious chalets score with a private atmosphere and alpine ambience

The cozy and private atmosphere of the chalets is becoming increasingly popular with guests. Holiday chalets are often isolated in nature and offer guests the opportunity to retreat. In most holiday chalets you can cater for yourself and are independent of restaurants and cafés. This offers families and groups of friends in particular the opportunity to cook and eat together. Chalets offer significantly more space compared to holiday apartments or hotel rooms. This ranges from a large living area to several bedrooms and bathrooms, sauna and whirlpool to a private garden. “Many also find the alpine lifestyle ambience of the typical chalets and huts to be inviting,” says Oberascher.

REAL ESTATE IN HOLIDAY REGIONS

The search for a property in a popular Austrian holiday region is currently becoming more attractive once more because asking prices are falling once more in individual regions for the first time in a long time. On average, condominiums in holiday regions rose by five percent to 5724 euros per square meter in the first half of 2023 compared to the same period last year, and house prices by one percent to 4316 euros per square meter. On average, 518,000 euros were asked for a holiday home and around 400,000 euros for an apartment in the holiday area.

In the Zell am See region, which is in high demand both in summer and in winter, the asking prices for houses have fallen below the 6000 euro mark once more. Year on year, you pay eleven percent less in the lake region and currently have to reckon with 5375 euros per square meter. The sharpest decline was in houses with 25 percent in the Schladming area and around the Dachstein, where a 120 square meter house can currently be purchased for around 370,000 euros. Buying your own home in the northeastern Waldviertel is also affordable at an average of 316,000 euros. On the other hand, holiday homes on Lake Constance, Wörthersee and in the Zillertal became up to eight percent more expensive.

The south of Austria is a little quieter than the west, not only during the holiday season, but also more moderate in terms of real estate prices. In Styria, permanent accommodation in the Murtal can be found for as little as 100,000 euros, and the Graz region is also still within the affordable range at 3916 euros per square metre. In the Waldviertel, the asking prices for apartments fell by five percent in the first half of 2023, and you should have around 350,000 euros on hand for a 70-square-meter apartment in this region. In Klagenfurt and the Wörthersee region, less is currently being asked for an apartment than in the previous year, but at an average of EUR 442,600 it is still more in the upper price segment. This also applies to condominiums in Zell am See, which, despite a price reduction of two percent, require a higher investment with a square meter price of around 6500 euros. Apartments on Lake Constance are the most expensive. You should estimate around 470,000 for 70 square meters near the lake. “For the first time in years we are seeing an inconsistent development in purchase prices. However, the south and east remain cheaper and the west expensive,” explains Markus Dejmek from ImmoScout24.
