Maximize Property Tax Reductions: A Comprehensive Guide for Owners & Tenants

The warnings from the role for the property tax are raining down in the mailboxes of the owners. And the note is salty to say the least, with increases of up to 30% depending on the municipality. The tenants don’t care regarding it, and yet it’s a mistake. Indeed, they can also benefit from a reduction of the property tax. Under certain conditions, however. The reduction can be granted if you have at least two dependent children in your household (if they receive family allowances). If you have a person related to your family who is dependent on your household, you can also apply for a reduction. Ditto if you or a person in your household has a recognition of disability or serious invalid of war. Some reductions can be combined (2 dependent children and handicap). To obtain this reduction, the conditions must be met on January 1 of each year.

However, this reduction is only granted if requested. The reduction must be requested once. Then you benefit from it every year. If the reduction is accepted, the tax authorities notify the owner and the tenant of the amount of the reduction granted. The reduction is applied to the property tax (“cadastre”) to be paid by your landlord. Then you can deduct this amount from the rent. This reduction only takes place once a year.

In Brussels, since January 1, 2020, only the owner can submit the request for reduction of the property tax depending on your family situation in Brussels Taxation. He will then inform you of the amount which will be deducted from your rent.
