Owner-occupied houses were on average 5.5 percent cheaper last month than twelve months previously. It also appears that the number of homes sold increased by 6 percent compared to last year. This is the conclusion of the Land Registry and Statistics Netherlands.
It has been known for some time that house prices are under pressure. This is partly because prices have risen so fast in recent years that many buyers, especially starters, simply can no longer afford the money. Rising mortgage interest rates play an important role in this.
However, there are signs that the fall in house prices is coming to an end. For example, prices in June were 0.2 percent higher than in May. Previously, figures from real estate association NVM also showed that house prices are on the rise once more.
Statistics Netherlands and Kadaster also looked at figures for the entire second quarter. This shows that house prices were on average 5.2 percent lower between the beginning of April and the end of June than in the same period last year.
This decrease was felt in every Dutch province. That was the first time in nine years. Outlier was the province of Utrecht, with a drop of no less than 8.7 percent. The smallest decrease was in Zeeland, with a minus of 2.7 percent.
Fewer homes sold than last year
In June, 16,585 houses changed hands. That was 6 percent more than in the same period last year. This is in line with the trend throughout the second quarter, in which 6.1 percent fewer homes were sold.
The figures from Statistics Netherlands and the Land Registry only concern existing homes. New construction is not included in the figures.
