Peace of mind with the Crous
Have you been lucky enough to obtain accommodation managed by a Regional Center for University and School Works, more commonly known as Crous? The good news is that your room can be kept all summer, in principle until the end of August.
Of course, you will have to pay the rent in return. And if you want to take advantage of this accommodation for another year, don’t forget to renew your request in your Cité’U space on MesServices.etudiant.gouv.fraccording to the calendar provided by your residence.
Tacit renewal in classic lease
If you have taken a studio in the private rental stock, the classic rules apply, namely a tacit renewal at the end of the lease, unless one of the two parties (the tenant or the lessor) has expressed its intention to terminate the tenancy. Remember that this automatic extension is one year for a furnished lease, once morest three years for an empty rented accommodation.
Are you tempted to sublet your apartment during the summer to avoid paying the rent without losing your roof? Attention, subletting in the private park is only authorized with the written agreement of the owner, knowing that the rent cannot exceed yours. Failing this, your lessor may terminate your lease and claim damages from you.
Good to know: subletting is prohibited in social housing, which includes Crous residences.
No summer with the student lease or mobility
To meet the needs of students who have to travel to continue their studies, the State has created specific short-term rental contracts. The furnished student lease, a variant of the classic furnished lease, is thus signed for a fixed period of 9 months in order to cover only the school year.
Please note that this contract is in principle non-renewable and therefore ends on the stipulated expiry date without the need to give notice. You then have no choice but to leave the premises.
The mobility lease, also exclusively applicable to furnished accommodation, has been set up for temporary occupants, such as students, but also employees on assignment, for example. Therefore, its duration is fixed between 1 and 10 months. But once more, it is a non-renewable and non-renewable contract.
On the other hand, if the owner agrees, you can sign a new residential lease, this time classic, to keep this roof.
What regarding housing benefits?
Essential to make ends meet, personalized housing assistance, known as APL, allows tenants to benefit from payment of part of the rent, subject to means testing. However, this boost is only granted if you occupy your accommodation for at least 8 months of the year.
In addition, in order to anticipate summer housing changes, the Family Allowance Fund (CAF) requires student beneficiaries (except apprentices and work-study students) to declare as of June whether or not they are keeping their accommodation during the summer.
In the absence of any indication, the organization considers that they have left the premises and therefore cancels their APL.
