Revolutionizing Urban Living: Solving the Challenges of City Expansion with Ciudad Cercana

In an interview for tiempo.com.mx in the Replica program, with the hosts Martín Zermeño, José Antonio Enríquez and Fernando Sandoval, he expressed interest in reversing the problem of expansion of the urban sprawl that causes many residents to live on the outskirts of the city , away from services and jobs.

He explained that the Municipal Government is working on policies such as Ciudad Cercana and Ciudad Policéntrica so that people can buy or rent economically closer to the service areas of Chihuahua capital, due to the problems caused by living far away work, services, public institutions and in general everything a home needs.

“It is the idiosyncrasy: normally when we are developing as young professionals. What is the first thing they tell us in our house? When they earn their first money buy your car to keep scrolling, or your casa so that they already have a place to live and no one takes them from there. It’s an idiosyncratic matter.”

“There are other countries -I’m not comparing ourselves- the large proportion of homes are rented, because the aspiration to have access to one’s own home occurs at that stage of people’s greatest youth.”

“As we say in Spanish, they are real estate, and housing takes root for us to practically have some limitations in some people. Some take root because they pay a loan, because our mortgage credit system is not as flexible as in other places”.

“I would add because it is an additional element, because everyone or almost everyone is looking to buy a house” and the city of Chihuahua has gotten into a vicious circle of people living outside the urban sprawl and away from services.

“Therefore, other types of access to housing such as rental or collective housing are not encouraged, it may be other types of models to solve their housing problem because not all people have the money to buy it. They dont have it”.

“It all has to do with public policy. From 2015 to date, all housing financed by credit, not even 1% granted has gone to what is called affordable housing. 57% of the loans have been for new housing and 43% for used housing.

“There are various trends: There are no federal subsidies for housing, which was an element that encouraged access to housing, but affordable housing, due to public policies, continued to be built on the periphery. What we want is to reverse that with Ciudad Cercana”.

“It does not mean that people with lower incomes will come to live in the center, but in these police centers, people with minors can have access to that centrality without necessarily entering the Nearby City. They are no longer going to be located in a new urban sprawl.”
