Another striking element: the impact of a terrace or balcony is almost twice as high on the top floor (+9%) as on the other floors of the building. Having a terrace or a balcony on the top floor of your building is synonymous with calm, luxury and light.

Apart from the floor and the surface of the terrace, the geographical location also influences. It is in Ostend that the impact on the price of the property is the greatest (+9.3%). Namur (8.4%) and Liège (7.4%) complete the podium. Next come Mechelen (6.1%), Charleroi (5.6%) and Leuven (5.3%). In our capital, the impact is 4.4%, as in Antwerp, Bruges and Hasselt.
