“Real Estate in Walloon Brabant: The Most Expensive Province in Belgium in 2022”

The finding is not new and is getting stronger year following year: Walloon Brabant is the most expensive Walloon province in terms of real estate. In 2022, according to figures from the Belgian statistical office, Statbel, on the basis of deeds of sale registered with the FPS Finances, the median price of a house with 2 or 3 facades reached €315,000. For semi-detached houses, it is €465,000 and for apartments €245,000.

The median price? It indicates that 50% of the goods sold at a higher price and 50% at a lower price.

In Wallonia, in 2022, the median prices amounted to €175,000 for a house (2-3 facades), €290,000 for a house with 4 facades and €175,000 for an apartment. At the Belgian level, they were respectively €255,000 (2-3 facades), €360,000 (4 facades) and €230,000 (apartments).

Walloon Brabant is the only Walloon province to exceed national median prices. It is therefore not surprising to find 9 of its municipalities in the Walloon top 10 of the most expensive houses (2-3-4 façades): in order, Lasne (€704,125), Waterloo, La Hulpe, Chaumont-Gistoux, Rixensart , Attert (province of Luxembourg), Beauvechain, Wavre, Walhain and Ottignies-Louvain-la-Neuve (€385,000).

Lasne, 5th at Belgian level

At national level, however, Lasne ranks 5th, behind Ixelles (median price of €790,000), Knokke and Sint-Martens-Latem (East Flanders), both with a median price of €750,000 and Woluwe-Saint-Pierre ( €739,000).

The situation is almost the same for apartments. Eight municipalities in the province dominate the Walloon ranking: Waterloo (€330,000), La Hulpe, Rixensart, Genappe, Perwez, Braine-l’Alleud, Wavre, Ottignies-Louvain-la-Neuve, Visé (Liège) and Éghezée (Namur). , €222,500) closing the top 10.

To compare, in the Walloon Region, the median price of 2 and 3 facades increased by 6.1% compared to 2021 (+6.5% between 2021 and 2020), that of 4 facades by 6.2% (+7 .7% between 2021 and 2020) and that of apartments by 6.1% (+6.5% between 2021 and 2020).

In terms of transactions, in Walloon Brabant, 1,676 2-3 facade houses were sold in 2022 (-5.4% compared to 2021), 1,603 4 facade houses (-4.2%) and 1,038 apartments were sold. been purchased (+3.2%). The year 2022 was therefore less good than 2021 which had seen a sharp increase in transactions compared to 2020 (+12.4% for 2-3 facades, +4% for 4 facades and +14.2% for apartments).

East and West cheaper than the Center

The most expensive town in Walloon Brabant for a house (2-3 facades and villa) is, unsurprisingly, Lasne, followed by Rixensart and La Hulpe for 2-3 facades and Waterloo and La Hulpe for 4 facades. As far as apartments are concerned, it is in Waterloo, La Hulpe and Rixensart that the median prices are the highest.

Conversely, it is in Rebecq, Hélécine and Perwez that the median price is the lowest for a 2-3 facade house, and in Ramillies, Orp-Jauche and Perwez for a villa. The least expensive apartments are in Jodoigne, Tubize and Nivelles.
