Can we retract after having made an offer to purchase a house?

A question for anyone who would like to buy a property. What is the value of a purchase offer? Melanie would like to make an offer for a house. She wonders if she can retract, if in the meantime, she sees another property that tempts her.

First thing to know: writing an offer is a real commitment! You must indicate for how long it is valid: 24 hours, a week, it depends, you decide.

As long as the seller has not accepted it, Mélanie can withdraw her offer or modify it.

If the seller does not respond within the time you have set, the offer is cancelled.

Small detail: the person who sells the house is not obliged to answer.

Imagine that Melanie makes an offer for a house at 250,000 euros.

1. The seller refuses or does not respond: your offer ends. There is no commitment.

2. If the seller accepts your offer, then the sale is considered concluded, final.

And there, you can logically no longer retract. Unless the offer contained specific conditions, such as the suspensive clause for the granting of credit.

If you change your mind and your offer has been accepted, then the seller may demand compensation. We’re talking regarding 10% of the amount of the house, that’s the theory. In practice, the judge generally does not accept.

To avoid any problem, be sure of your shot by signing your offer.
