35,000 people in 1,400 households… Cold wave of subscription, does not work in the 1st new city

[아시아경제 차완용 기자] It was confirmed that the competition rate for the first subscription in the four regions of Gyeonggi Province (Anyang, Goyang, Bucheon, and Seongnam), where the first phase new towns are located, was regarding four times higher than that of other Gyeonggi regions. It is interpreted as a result of reflecting the expectation that an accompanying value increase will be achieved when the first phase of the new town reorganization is completed.

According to real estate R114 data on the 17th, a total of 32,910 households were generally supplied in Gyeonggi-do by November of this year. Of these, 220,202 first-order subscriptions were received, with an average competition rate of 6.7 to 1.

In four regions, including Anyang, where the first phase of the new town is located, 34,620 subscriptions were received for the supply of 1,463 households, showing a competition rate of 23.7 to 1. Supply accounted for only 4.4% of the total, but the number of subscribers accounted for 15.7%. The competition rate in other Gyeonggi regions is 5.9 to 1, which is one-fourth of that of the four regions.

By region, the competition rate for cats was the highest at 49.9 to 1, followed by Anyang at 15.4 to 1. Bucheon and Seongnam recorded 9.7 to 1 and 3.5 to 1, respectively. There were no new sales in Gunpo.

The industry analyzes that demand was concentrated in nearby areas while the timing of the first new city reorganization was uncertain. Compared to new towns, price competitiveness is high, and entry barriers are low, so actual demand has been concentrated.

According to real estate R114 data, as of November, the average sales price per 3.3㎡ in the first phase of the new town was 25.66 million won, which is 6.74 million won higher than the game average (18.92 million won).

Comparing by region, the market price per 3.3㎡ in Pyeongchon is 27.77 million won, which is 3.29 million won higher than the average in Anyang (24.48 million won). In Ilsan and Jungdong, prices are 19.73 million won and 18.74 million won, respectively, 2.76 million won and 240,000 won higher than the averages in Goyang and Bucheon.

A real estate official said, “As the government’s election pledge, the promotion of the 1st new city special law, has been delayed, more and more people are choosing remodeling and moving rather than waiting for reconstruction.” It has the same settling conditions, and when the first phase of the new town reorganization is completed, we can expect an accompanying value increase.”

On the other hand, new pre-sales in the vicinity of the 1st new city are also forming a flood. This month, Mr. DL and Kolon Global plan to sell ‘Pyeongchon Centum First’ through the redevelopment of Deokhyeon district in Hogye-dong, Anyang.

In Bucheon, Ssangyong E&C plans to sell 759 households through the Goean 3D district redevelopment project in January, and Ilshin Kunyoung plans to sell 75 households through the Sosabon-dong street housing maintenance project in February.

In Seongnam, Gyeryong Construction Industry plans to sell 177 households through the Samnam Apartment reconstruction project in January, and in Goyang, Hyundai Engineering & Construction and GS Construction plan to sell 107 Samsong block-type detached houses in March.
