Despite the great demand for real estate witnessed by the Fifth Settlement market and New Cairo, Sheikh Zayed and October areas are still witnessing demand from certain groups, especially from the residents of Giza, as a result of the changes taking place in the western region of Sphinx Airport and the green belt area along Zayed extension, in addition to the developments that transport sector there.
“Masrawy Real Estate” offers residential prices per square meter within the most prominent neighborhoods of the cities of Sheikh Zayed and 6th of October, according to housing brokers and a number of real estate marketers:
23,000 pounds per square meter in new prices
In the new Sheikh Zayed area, the price per square meter for the apartment reached regarding 23,000 pounds, and in the Al-Yasmeen neighborhood, the price per square meter was 10,450 pounds, and 9,000 pounds in the Beit Al-Watan area, and the average purchase demand in Zayed City was regarding 65% during the current year.
In the first neighborhood, the price of a residential meter rose to 9,650 pounds, while it recorded regarding 8,400 pounds per meter in the second neighborhood, and the price of a residential meter reached regarding 7,750 pounds in the third neighborhood.
Neighborhood 12 is the lowest price per square meter of Zayed’s residential neighborhoods, as the price per square meter of an apartment is regarding 7,600 pounds.

In October City, the average price per square meter was 7,300 pounds, and the New October region recorded the highest price per square meter, which amounted to regarding 16,350 pounds. In Juhayna Square, the price per square meter reached 14,400 pounds, and the average price per square meter in projects overlooking the Gamal Abdel Nasser axis and adjacent to the Mall of Arabia. About 8250 pounds, and the price per square meter in the eastern expansions, which represents an extension of Gamal Abdel Nasser Axis projects, reached 7950 pounds.
The price of a residential meter was regarding 8000 pounds in the distinguished neighborhood, which entered 6th of October City, and in the Small Investor area, the price per square meter was 7550 pounds, and in the October Gardens area, the average price per square meter was 5100 pounds, and in the northern expansions area, the price per square meter was 4800 pounds, while in the southern oases area it reached 4800 pounds. 4900 pounds, and the enclosed area is one of the lowest areas in the apartment meter price, as the apartment price per square meter is 3600 pounds.
These prices are expected to increase during the first quarter of next year 2023, by rates ranging from 10 to 15%, according to the opinions of real estate market experts.
