After a drop in the number of new homes for sale in the Toulouse urban area in the first quarter of 2022, the situation is stabilizing according to the latest report from the ObserveR de l’immobilier Toulouse. However, the prices of these properties per square meter remain high and inventories of new homes are struggling to be replenished.
The situation of the new housing market is improving slightly in the urban area of Toulouse. Here is the report drawn up in the last report of theObserveR, a Toulouse observatory responsible for monitoring real estate trends in the Pink City and its surroundings. Indeed, following a sharp drop in the number of new property listings in the first quarter of 2022 (January to March), announcements finally multiplied during the second quarter (April to June).
In total, 2,753 new homes were put up for sale during the first half of 2022 (January to June), an increase of 17% compared to the same period last year. It is even “the largest volume offered over a semester since 2019”, explains the ObserveR. As a reminder, 2020 was marked by a historic decline in the number of properties for sale on the market, which continued in 2021, in particular because of the health crisis and successive confinements. ” This new offer remains however lower than the volumes offered before the crisiswhere the first annual semesters might offer 3,800 to 4,500 new dwellings”, tempers the organization.
The timid rebuilding of the stock does not bring down the prices of new homes
The number of sales of new real estate (2,728) remained stable in the urban area of Toulouse during the first half of 2022 compared to the same period last year. This element, added to the increase in new housing, is making it possible to slowly rebuild the stocks of goods in the territory. Indeed, at the end of June 2022, 3,800 new homes were available in Toulouse and in the surrounding municipalities. That’s 200 more than at the end of last year.
But the real estate market remains tense in Toulouse and its surroundings. A situation that still weighs heavily on the sale price of these new goods, the amount of which reaches on average 4,315 euros per square meter (excluding parking) at the end of the first half of 2022, i.e. 7% more compared to the same period last year.
The figures are stagnating across Toulouse
” The city of Toulouse does not benefit from this revivalwith only 1,191 listings in the first half, a level equivalent to that observed in the first half of 2021 and barely higher than the first half of 2020 (+ 17%), while the first half of the year is generally the most dynamic for updates. the offer”, regrets the ObserveR.
Furthermore, inventories of new homes remain low : up to 1,922 properties available at the end of June, compared to 1,968 at the end of 2021. “Without significant renewal of supply, this level of stock anchors the city in a situation of shortage of new housing “, notes the Toulouse organization. And the renewal of the stock is far from being recorded. According to the ObserveR, the number of building permits granted by the town hall of Toulouse down 32% at the start of the year compared to the first half of 2021.
This lack of availability of new housing in Toulouse also leads to an increase in the price of property per square meter. This amounts on average to 4 520 euros (excluding parking) at the end of the first half, i.e. 5% more than in 2021.
The dynamic is positive across Sicoval
The situation is quite different in the agglomeration community of Sicoval, southeast of Toulouse. Here, 300 new homes were put up for sale during the first half of 2022. A level equivalent to the first half of 2021 (+ 2%) and 32% higher than the second half of 2021. renewal of the offer boosts saleswith 185 transactions recorded (+17% compared to the first half of 2021), thus confirming the good start observed in the first quarter of 2022”, rejoices the ObserveR.
This best power supply on the market also makes it possible to replenish the stock of new goods available in Sicoval: up to 382 homes at the end of June, i.e. 28% more than at the end of the first half of 2021. However, the selling prices of these homes remain high. They increased by 7% during the first half of 2022 compared to the same period the previous year, to settle on average at 4,330 euros per square meter.
