What kind of ‘Jeonse Tenant’ in a house I bought with monthly rent… Damages in the metropolitan area and Daejeon

There are many people who invest in officetel to get monthly rent.

I thought I bought it with monthly rent, but what if there was a renter living in the house?

Both the living and the living would be shocked.

Such damage is occurring one following another in the metropolitan area and Daejeon.

First, let’s take a look at what reporter Kim Min-hyuk covered.

This man in his 40s living in Daejeon bought an officetel in the metropolitan area at the end of last year.

I believed the real estate agent saying that if you invest only 100 million won, you can get more than 700,000 won in monthly rent.

The tenants said they were already living there.

I signed a contract following looking at the documents, but I had no doubts regarding the constant monthly rent.

But less than half a year later, something absurd happened.

[오피스텔 계약 피해자 A/음성변조 : “월세 계약인줄 알고 있었는데 전세 세입자라는 명목으로 내용증명이 온 거예요. ‘당신 누구냐’ 싸움이 난 거죠. 저희 얼마나 황당했겠어요.”]

A woman in her 30s who lives in an officetel in Hanam, Gyeonggi Province, has had three new house owners in two years.

[오피스텔 전세 세입자/음성변조 : “지금 집주인이 세 번째인데 두 번째에서 세 번째로 바뀔 때 일주일 만에 바뀌었다고 연락이 와서 그게 좀 이상했고…”]

Even more strange was what happened following that.

I was living in a jeonse, but the owner of the house who was contacted later said that he had been receiving monthly rent.

[오피스텔 전세 세입자/음성변조 : “제 집도 아니고, 제 전세금이 다 들어가 있는 상황인데, 딱히 할 수 있는 게 없으니까 당황스럽고.”]

Among the transactions in question was a ‘real estate corporation’.

Officetels that had been rented out were sold as monthly rent during the sale process.

[수도권 공인중개사/음성변조 : “주인이 변동돼서 우편물을 안내문을 발송하는 과정에서 쉽게 말하면 ‘전세사기’를 친 거를 알게 된 거죠.”]

Reports of damage are being reported in the metropolitan area and the Daejeon area.

I went to the real estate company that sold the house.

[“안 계세요?”]

Only records that various ‘certifications’ and ‘registrations’ have arrived are attached.

[건물 관계자/음성변조 : “관리비도 계속 밀려있어요. 아예 연락 두절 중인 것 같은데요.”]

The real estate agents who made the connection also disappeared.

The reporters have secured some of the transactions between these brokers.

In November 2021, the corporation bought the officetel and sold it to another investor in just three days.

Most of them were so-called ‘single-shot trading’.

There are at least 40 cases confirmed by reporters alone.

About 20 victims have already filed a complaint with the police.

As the controversy grew, the corporation issued a position saying, “Please send me materials to prove the related transaction” and “I will solve the situation quickly,” but victims complain that they are actually shifting responsibility.

As the number of damage cases increased, some local governments even sent official notices to local real estate agents to be careful.
