According to the Seoul Metropolitan Government and the maintenance industry on the 7th, the city of Seoul held a briefing session for the residents of the pilot apartment and Hanyang apartment on the 28th of last month and released a draft of the rapid integration plan.
The rapid integrated planning, introduced following Mayor Oh Se-hoon took office, is a system in which the public supports various plans and procedures from the initial stage of establishment of the maintenance plan in private-led development, which can significantly reduce the maintenance project period.
At the end of last year, the Yeouido pilot apartment and Hanyang apartment were selected as the application complex for rapid integration planning, and related procedures have been carried out.
The Seoul Metropolitan Government is discussing ways to increase the floor area ratio by upgrading the use of these three types of residential areas to quasi-residential or commercial areas. They are also looking into ways to create parks and cultural facilities through public contribution (land donation collection).
The pilot apartment, completed in 1971, is the oldest complex in Yeouido and currently has the highest 13-story and 1584 households. When reconstructed as planned, it will grow to a maximum of 60 floors and 2,400 households.
Hanyang Apartment, built in 1975, is transformed from 588 households with a maximum of 12 floors to a maximum of 50 floors with over 1,000 households.
The Seoul Metropolitan Government plans to announce the final plan following public public announcements in the second half of the year.
While Mayor Oh is pushing for the easing of reconstruction regulations, the reconstruction of a representative old apartment complex in Yeouido is expected to have a significant impact on the maintenance business in the area.
