While the government decided to disclose registration information along with apartment actual transaction price information from the 26th, it was investigated that 40% of apartments in the metropolitan area contracted this year are still unregistered.

Real Estate R114 and Yonhap News analyzed 88,927 apartments in the metropolitan area for which actual transactions were reported from January this year to the 27th of this month. The gun was still unlit.

Registration must be done within 60 days from the date of payment of the balance, but an analysis suggests that apartments that have not been registered for 4 months following the contract may be suspicious of the possibility of a transaction for raising the market price.

In the metropolitan area, Incheon had the highest rate of registration completion at 66.3%, Gyeonggi-do at 61.3%, and Seoul the lowest at 53.7%. More than 46% of apartments sold in Seoul this year are still unregistered.

Regarding the period from contract to registration of registered transactions, 36.3% within 61 to 120 days on average in the metropolitan area, 33.1% within 31 to 60 days, 28.3% within 30 days, and 2.2% over 120 days.

In the case of Seoul, 45.5% took 61 to 120 days to register, while Incheon and Gyeonggi-do took 32.1% and 34.8%, respectively, for Seoul’s registration period to be relatively long.

Brokers explain that the reason why Seoul’s registration completion rate is small and it takes a long time is because Seoul’s apartment prices are high, so the balance date is often set for a long time.

As a result of the investigation, it was found that 9.8% of the 35,384 apartments in the metropolitan area that were traded between January and March of this year and 4 months following the contract had not yet been registered.

In Seoul, 683 cases, or 10% of the 6,850 transactions in January-March were unregistered, in Gyeonggi-do, 9.9% of 22,578 transactions, and in Incheon, 8.7% of 5,956 transactions were unregistered.

The Ministry of Land, Infrastructure and Transport explained that once the registration is over, even if it is a high-priced transaction, it is unlikely that it is a suspicious transaction that intentionally raises the house price, but that long-term unregistered status is likely to be an abnormal transaction, so caution should be exercised.

The Ministry of Land, Transport and Maritime Affairs requested a fact-finding investigation by local governments regarding transactions that were canceled following reporting the current highest price transaction and transactions that were not registered even following six months following the contract.
